Cambrian housing options
Buyers looking in the Cambrian area may find houses beginning in the $1.5 million range. At this price point, they might find a three-bedroom, ranch-style residence built sometime between 1950 to 1970. Just east of Houge Park, there is a small development of Mediterranean-inspired two-story homes with tile roofs and earth-toned stucco siding, which were built in the 1990s. These are valued closer to $2 million. There are also some custom houses scattered throughout the neighborhood, built in 2000 or later, with approximately 4,000 square feet of living space; these usually sell for upwards of $3 million. Those looking for more affordable options might find two-bedroom condos priced between $650,000 and $850,000. Three-bedroom townhouses have a median list price of closer to $1.5 million.Recreation at Hogue Park and the Camden Community Center
Locals have access to several parks within a walk or a short drive from their houses. Houge Park offers a playground, ample green space for picnicking and courts for tennis and basketball. Less than a 2-mile drive west is Los Gatos Creek County Park, where visitors can bike and hike along the creek and past ponds (hopefully spotting birds along the way). Those looking for a place to swim or activities for their preschooler can check out the Camden Community Center; the center also organizes programs for adults over the age of 60. The Heintz Open Space and Belgatos Park, both about 2 miles south, offer trails into the Santa Cruz Mountains. “The wonderful thing about Cambrian is that you are near everything,” Constantino says. “The Sierra Mountains are within a few hours, and the beach is close by, too. The weather is incredible here, so you can really enjoy all the outdoor opportunities.”Cambrian School District and Leigh High
Most homes in the neighborhood fall into the Cambrian School District, an elementary and middle school district with an overall B-plus rating on Niche. Some children will attend Fammatre Elementary School, which earns an A-minus on Niche. Most will continue their education at Price Middle School, which also gets an A-minus. High school students may have the option to attend Leigh High or Branham High, based on their address. Both have A ratings on Niche and graduation rates, which far surpass the national average; Leigh High’s rate is 97%, and Branham’s is 96%. In addition to the nearby public schools, approximately 16% of children in Cambrian attend private schools. Popular choices include Stratford School and Harker School; both receive A-plus scores on Niche and offer 9-1 student-teacher ratios.Farmers markets and events in nearby Los Gatos and Campbell
In Cambrian Plaza, there is a small farmers market each Saturday from 9 a.m. until about 1 p.m. “I really prefer the Campbell farmers market because they close the streets off, and you can walk around downtown,” Constantino says. Throughout the year, there are food- and wine-related gatherings in Los Gatos, Almaden and Campbell, as well as seasonal celebrations. In the fall, Campbell holds a two-day Oktoberfest, complete with live music and German food. Almaden has a wine festival each year, in addition to a Fourth of July celebration at Almaden Lake Park. In early December, there is a drive-through holiday light show at Vasona Lake Park in Los Gatos.Getting to work from Cambrian
Residents of Cambrian will find that having a car is fairly essential. There are a few public transportation options, including Valley Transportation Authority bus stops along Camden Avenue and Union Avenue and a light rail station less than 3 miles west, but neither option is within an easy walk of most homes. Commuters will find State Route 85 to the south and State Route 17 to the west. “Route 85 gets significantly congested during normal commuter times,” Constantino says. “Route 17 will take you to Interstate 280 and the San Tomas Expressway, both of which are fairly straight shots for getting to many of the tech jobs.” The San José Mineta International Airport is about a 10-mile drive from Cambrian; it offers direct flights to 40 domestic and international locations. Those in need of urgent medical care can access a Level I Trauma Center at the Santa Clara Valley Medical Center, approximately 4 miles away.So many choices of restaurants in and around Cambrian
Cambrian locals can have their pick of grocery stores and restaurants. “I recently traveled to Italy and I realized just how good we have it here,” Constantino says. “They only have Italian food, but here I can find any type of cuisine that I want within a short drive.” Some popular neighborhood restaurants include Adelita's Taquería, Restaurant & Bar, where patrons can enjoy Chilaquiles and Menudo for a Saturday brunch and Hineodeya Ramen Bar, which offers vegan ramen bowls in addition to rich, pork- and seafood-based ones. Between Cambrian restaurants and the ones in nearby Campbell, Almaden, and Los Gatos, it would be challenging to ever run out of new places to try. Shopping choices are equally extensive. Those looking for groceries can shop at Safeway, Lunardi’s or the International Food Bazaar, just to name a few. For clothing and other necessities, there is a nearby Target, and the Westfield Oakridge shopping mall is less than 3 miles east.Proposed plans for the Cambrian Park Plaza
There is a proposal to transform Cambrian Park Plaza into a mixed-used property with a hotel, an assisted-living facility, senior, independent-living residences and apartments. There would also be new commercial spaces as part of the development. Currently, this plan is stalled due to a mixed response from community members. If the project does go through, it may impact local traffic as well as home values.
