Comanche has predominantly midcentury ranch-style and New Traditional homes with Spanish and Mediterranean influences. Houses here mostly date to the 1960s, and many have small, landscaped lawns. Homes typically range from $1.2 million to $2.2 million, and inventory is very limited. “Buyers come here for affordability,” says Astha Mathur r, Realtor at Compass with over 15 years of experience. “This is not considered a main tech hub area and it’s a little bit farther from central parts of the city, so homes here are relatively more affordable.”

Even though Comanche is more affordable than established areas like Willow Glen and Cambrian, “it’s a little bit more expensive than neighborhoods like Los Paseos,” Mathur says. The community’s median sale price is approximately $1.5 million, higher than Los Paseos’ median of $1.2 million, but still lower than Willow Glen’s median of about $1.9 million.
