Comanche is a residential pocket set between South San Jose ’s Cambrian and Blossom Valley neighborhoods. It offers easy suburban living with quick access to major commuter routes and everyday amenities. Its well-kept homes, tree-lined streets and nearby recreational options draw all kinds of homebuyers to Comanche.
Comanche has predominantly midcentury ranch-style and New Traditional homes with Spanish and Mediterranean influences. Houses here mostly date to the 1960s, and many have small, landscaped lawns. Even though Comanche is more affordable than established areas like Willow Glen and Cambrian, “it’s a little bit more expensive than neighborhoods like Los Paseos,” Mathur says. The community’s median sale price is approximately $1.5 million, higher than Los Paseos’ median of $1.2 million, but still lower than Willow Glen’s median of about $1.9 million.
Elementary and middle schools in Comanche are part of Oak Grove School District, including the highly rated Herman Intermediate School, which teaches students from fifth to eighth grade. Santa Teresa High School is part of East Side Union High School District, and has a wide range of after-school sports and extracurriculars.
For those looking for charter options, students can apply to the kindergarten to eighth grade Discovery Charter Falcon Campus or the charter high school Summit Tahoma. The private Apostles Lutheran School teaches transitional kindergarten to 12th grade.
