Creekside is a quiet neighborhood with mountain views 8 miles southeast of San Jose. “It’s a very welcoming neighborhood where people can be themselves,” says Rebecca Jepsen of Golden Gate Sotheby’s International Realty, who has more than two decades of experience in the area. “People are extremely friendly and will wave while you’re out walking your dog, but at the same time, there’s no judgment if you want to be reclusive.” Creekside is residential with single-family homes and the Atria Evergreen Valley Independent and Assisted Living Center. The neighborhood has a CAP Crime Index score of 2 out of 10 compared to the national average of 4. Well-maintained homes, strong schools and locally owned small businesses make Creekside a comfortable suburban neighborhood.

Homes in the million-dollar range

Mountaintops are visible from parts of the neighborhood, and single-family homes sit beneath wide-open and clear San Jose skies. Homes in Creekside are a mix of California bungalows, traditional ranch-style and tri-levels; many were built in the 1960s and cost between $1.2 million and $2 million. Residential streets are wide and quiet, with sidewalks shaded by mature trees, including palms. “There’s so much greenery in the neighborhood,” says Jepsen. “Especially around San Felipe Road, those homes have huge trees surrounding them.” Homes have driveways and attached multicar garages, and landscaping varies from grass lawns to xeriscaping to limit water maintenance. Many homes sit on large enough lots to have private pools.

Evergreen Elementary Schools shine

Kids in the area head to the Evergreen Elementary School District, beginning at Cadwallader Elementary School, which holds an A-minus grade on Niche. George V. Layva Intermediate School has a B-plus ranking, while Silver Creek High School has an A-minus grade. Silver Creek offers a variety of sports, including competitive cheer and water polo. While the neighborhood has no shopping or dining, plenty of options are available within a couple of miles. The Funny Farm offers a menu of sandwiches, wraps and burgers and a full bar. Diners can relax on its large, covered patio illuminated by string lights. Pizza My Heart is a chain with a few locations across the Bay Area that uses locally grown produce. The first shop was founded on Capitola Beach, and the San Jose location pays homage to the original with photographs of surfing legends on the walls. The neighborhood is 13 miles from the Norman Y Mineta International Airport and downtown San Jose is just 8 miles up Route 101. “You’re close to the 87 and the 680, so you have multiple routes to get into town,” Jepsen says. The neighborhood also has bus stops served by SF Bay Transit.
