Downtown San Jose is a lively, walkable city center known as a cultural and entertainment hub, as well as home to tech employers Adobe and Zoom. The Cathedral Basilica of St. Joseph, built in 1885 and restored in 1990, is one of the neighborhood’s many buildings listed on the National Register of Historic Places. “If you don’t mind the high density and tight parking, there’s something for everybody in downtown,” says Jessica Mills, a Realtor with Intero Real Estate Services, Inc. This busy area has an overall CAP Index Crime Score of 7 out of 10, higher than the national average of 4, mostly due to the high number of visitors enjoying downtown’s nightlife.
Homebuyers here can find condos ranging from luxury penthouses in centrally located high-rises to simple one-bedrooms in low-rise communities; there are also 19th-century single family homes along the neighborhood’s edges. The Caltrain’s Diridon Station is in the neighborhood’s west, and Highway 87 passes through its center. “It’s an easy location for commutes,” says Brett Weitzmann, a Realtor with The Agency who’s a lifelong resident of Silicon Valley. “87 is a big connector that goes through the heart of San Jose and intersects with a lot of the other freeways.”

Dine at San Pedro Square Market
Downtown San Jose has dining options on almost every block. San Pedro Square Market is one of the neighborhood’s most popular hangouts, known for its nightly live music and over 20 bars and restaurants, from casual American comfort food to traditional Nepalese cuisine. “Everything there is pretty wonderful, especially if you’re with a group of people with different tastes,” Mills says. For a taste of old San Jose, Original Joe’s is a classic Italian steakhouse that’s been a downtown staple since 1956. New high-rise condos and historic Victorian homes
Housing options here range from high-rise condos in the neighborhood’s north to 19th-century single-family homes in the south. “It’s an eclectic mix,” Mills says.
The northern condo buildings include Axis, a 22-story luxury building with one- to three-bedroom condos that can range in price from $780,000 to $1.6 million, plus $568 to $695 in monthly homeowners association fees that cover the building’s doorman, maintenance and pool. Elsewhere, one-bedroom condos range from $460,000 to $780,000, while two- and three-bedroom options can range from $640,000 to $1.2 million; prices vary based on square footage and proximity to downtown, and monthly maintenance fees can range from around $300 to $600.
To the south, late 19th and early 20th-century Folk Victorian and Craftsman homes sit close to the sidewalk on yards only big enough for a few shrubs and a picket fence. Fixer-uppers here can cost between $725,000 and $860,000, while updated homes can range from $1.2 million to around $1.3 million.

Museums in the SoFA District
The southern part of the neighborhood is called the SoFA District, short for South First Area, and is known for its high number of museums and performance spaces. The San José Museum of Art has a permanent collection of West Coast artists and traveling exhibitions throughout the year. The Tech Interactive is a science and technology museum that’s geared toward kids, and it also shows popular movies in its Imax Dome Theater. For performing arts, the Montgomery Theater hosts Broadway plays, and San Jose Civic has regular concerts by national acts. The 2-acre Plaza de César Chávez sits amid the museums and concert halls, providing a shaded outdoor space for residents to relax and take in the sounds of the city.

The San Jose Sharks at the SAP Center
Plaza de César Chávez hosts some of the city’s most popular events. Christmas in the Park, a walk-through light show, has kicked off San Jose’s holiday season for over 44 years. Hop on the Caltrain at Diridon Station
Interstate 280 borders the neighborhood in the south, and Highway 87 passes through its center. The Diridon Station is in the west, where residents can hop on the Caltrain to San Francisco, about 48 miles northwest. The Valley Transportation (VTA) light rail and bus stops throughout the neighborhood, and bike lanes and sidewalks make it easy to get around. Santa Clara Valley Medical Center is 4 miles west. San José Mineta International Airport is a 4-mile trip, and Downtown San Jose lies in the flight path, leading to frequent noise from airplanes.
Bay Area Rapid Transit (BART) is working on an extension of its train service to San Jose, with planned stops at 1st Street downtown and Diridon Station; completion is expected around 2037.

Performances at Lincoln High and San José State University
Local kids can start school at Horace Mann Elementary, which earns a C from Niche, then attend the B-minus-rated Herbert Hoover Middle. The B-plus-rated Abraham Lincoln High is a visual and performing arts magnet school; students here can perform in plays or join one of 16 musical ensembles. Homelessness in city parks
The 120-acre Guadalupe River Park, found in the neighborhood’s northwest, has a 3-mile paved trail for jogging and biking and has, in recent years, become known as a camp for homeless people. With the goal of helping relocate people from the park, the city voted in June 2024 to create official campsites throughout the city. The 7-acre St. James Park downtown is also known for its homeless population; the city is redesigning the park to include a music pavilion and new playground, with completion expected around 2028.
