Single-family housing styles in Garden Alameda include everything from Victorian and Craftsman-style homes to square-shaped bungalows incorporating Spanish and Mediterranean touches. The community is working to get Garden Alameda listed on the National Historic Register to preserve its historic homes, Sassmann says. “Many people here are generational homeowners, which is part of the reason why homes don’t go up for sale often,” he says.Wolfe & Higgins, a renowned architectural firm that influenced California’s signature Spanish-style residential architecture, built some of the neighborhood's older properties. “I found out that one of the houses I sold in Garden Alameda recently was actually a Wolfe & Higgins home, but what’s even more interesting than that is that the home’s original owner worked as an ice cream man,” Sassmann says. “I can’t imagine an ice cream man being able to afford a house there nowadays.” Single-family homes typically cost between $1 million and $2 million. Modern contemporary condo complexes in the neighborhood were built in the early 2000s and offer units ranging from approximately $750,000 to $1 million.
Locals flock to Luna Mexican Restaurant
Residents are within walking distance of numerous local dining spots that line The Alameda; one such restaurant is the popular Luna Mexican Kitchen, which sits directly across the street from Garden Alameda. “Luna’s is probably the most prominent restaurant in the area; they’ve got great Mexican food and indoor/outdoor seating options,” Sassman says. “Everyone loves Luna’s.” A little farther down The Alameda is another Mexican restaurant called Zona Rosa, which sits right next door to Tee Nee Thai, a small Asian eatery voted “Best Thai Cuisine” by Metro Silicon Valley readers for its “Best of Silicon Valley 2022” rankings. Locals can also browse a collection of used books at the maze-like Recycle Bookstore. Adjacent to the neighborhood is a side-by-side Whole Foods Market and Ace Hardware department store, and a half mile away is the San Jose Market Center, which has big box stores like Target, Marshalls, PetSmart and World Market, plus a Sprouts Farmers Market and Trader Joe’s grocery store.Near Rosicrucian Egyptian Museum, parks and SAP Center
Theodore Lenzen Park is a half-acre neighborhood outdoor space with two gated playgrounds and benches for parents to sit on while watching their kids. Only a few blocks outside Garden Alameda is the Rosicrucian Egyptian Museum and adjacent Rosicrucian Park, where visitors can stroll through meticulously landscaped gardens peppered with statues and fountains. The museum itself is a Neo-Egyptian and Moorish-inspired building with the most extensive collection of exhibited Egyptian artifacts in western North America.Just under a mile away from the neighborhood is the SAP Center, a massive arena that hosts year-round sporting events, concerts and live performances like Disney on Ice. Locals typically refer to the arena as the “Shark Tank” because the venue’s chief tenant is the San Jose Sharks, a National Hockey League team.
Bushes of white, pink and red roses line dirt walking pathways at the San Jose Heritage Rose Garden, which sits right outside the neighborhood. Next to the rose garden is Columbus Park, a nearly 10-acre green space along the Guadalupe River. The park is surrounded by roads, sidewalks and empty parking lots used by dozens of people experiencing homelessness as a place to live. City officials cleared the encampment in 2024, though news reports said it wasn’t clear where the people living in tents and cars would find shelter. The park is temporarily closed, and the city plans to completely redevelop the site over the next few years.
Walkable area with access to public transit options and Interstate 280
An abundance of public transit options and nearby thoroughfares make Garden Alameda a commuter-friendly neighborhood for residents working in the San Jose area and Silicon Valley. The Interstate 280, 880 and Highway 87 corridors are convenient to the neighborhood and connect to major thoroughfares traveling throughout the Bay Area. Local buses are operated by Valley Transportation Authority, while light rail and regional trains stop at the nearby San Jose Diridon Station. The San Jose Mineta International Airport is 3 miles away; airport noise is not a factor in Garden Alameda, but nearby train tracks and busy roads cause elevated sound levels.Students served by the San Jose Unified School District
Students in this area are zoned for the San Jose Unified School District, which earns an overall B-plus rating from Niche. Merritt Trace Elementary is a C-plus-rated school serving students in kindergarten through fifth grade. Kids in grades six through eight can attend Herbert Hoover Middle, which receives a B-minus rating. The B-plus-rated Abraham Lincoln High School offers a wide selection of Career Technical Education courses, as well as a visual and performing arts program.
