Condominiums along Makati Circle and its offshoots are part of the Terrace Villas Homeowner Association, a planned community where neighbors can access a handful of resident-only amenities. “There’s a pool, community room and hot tub, but in general, it’s not a ton of amenities besides the standard – but they do have a security guard,” Lo says. “I think it’s the ambiance that’s the draw.” The Terrace Villas condominiums date back to the 1980s, and all units share a uniform contemporary housing style with features like earth-toned vinyl siding and concrete facades. The layout of the complex allows for little through traffic, so Makati’s streets and sidewalks see lots of pedestrian use. One- to two-bedroom condo units cost between $500,000 and $750,000, while three- and four-bedroom units can range from $700,000 to $1 million. Depending on the unit’s size and bedroom count, residents can expect to pay between $600 and $700 for monthly homeowner’s association fees.

Walking to Alex Anderson Elementary School
Kindergarten through sixth grade students can walk to the nearby Alex Anderson Elementary School, which receives a B-minus rating from Niche. Commuting to Downtown San Jose
Commuters in Makati have convenient access to Highway 85, which they can take to connect to Highway 87 traveling north into Downtown San Jose. The Valley Transportation Authority operates city bus services; residents can find numerous bus stops bordering the neighborhood along Cottle Road and Blossom Hill Road. The Blossom Hill station is only a few blocks from the neighborhood; here, people can catch Caltrain’s L3 and L4 lines, which run from the Bay Area down to Gilroy. Less than a mile south of Makati is the Cottle Light Rail Station, which operates on the Blue Line connecting to the downtown area. “People are either commuting into San Jose or Santa Clara, and some go to San Francisco,” Lo says. Twelve miles north is the San Jose Mineta International Airport. With Kaiser Permanente San Jose Medical Center less than a mile away, residents can reach medical care and 24-hour emergency services within minutes. “Driving, you can get there in three to five minutes. It’s only two lights,” Lo says.

At the Orchard Town and Country shopping mall, residents enjoy homemade baked goods and classic American lunch fare at Bill’s Café, a popular Bay Area chain that’s been around since 1977. At Castillo’s Mexican Restaurant, patrons order traditional Mexican dishes like carnitas and mole poblano while listening to live mariachi music. With authentic souvlaki and gyros on the menu, Greek Spot is the neighborhood’s go-to eatery for Mediterranean takeout. Across the street from the Orchard Town and Country shopping mall are several retail department stores, including Target, Five Below and Marshalls. Residents can shop at the nearby Safeway supermarket, which also houses a deli and bakery.

Ramac Park is a 10-acre outdoor space less than a mile from Makati, where locals can access a playground and a network of paved walking paths. For weekend hikes through the hills, Santa Teresa County Park is approximately 4 miles south of the neighborhood and offers 17 miles of dirt trails across its 1,600 acres. Across the street from Makati is the Southside Community Center, which offers educational youth programs like preschool and afterschool, as well as exercise classes for adults, including the center’s popular “Fitness Over Fifty” class that’s held several days a week.

On the first Friday of each month, the Friends of Santa Teresa Park organization holds Beautification Days to preserve its historical buildings and tidy the garden.
