Makati is a suburban pocket of South San Jose, encompassing the master-planned Terrace Villas condo community. The association has lower home prices, recreational amenities and a quiet setting, attracting first-time buyers and retirees. You are also near many parks, shopping hubs and commuter routes, making suburban living easy and accessible.
The Terrace Villas condominiums date back to the 1980s and are located in a contemporary park-like setting. The planned community has amenities such as a clubhouse, a pool and a spa. Prices are typically from the mid-$400,000s to the low $900,000s. Monthly association fees are around $600 to $700. “It’s a great place to live and it’s absolutely for first-time buyers,” says Pete Flores, owner of Silicon Valley Residential Brokerage Inc., with nearly 30 years of experience. “There’s also a Kaiser right there, so it’s also for people who need regular medical care or want to be near a health facility.”
The condos in the neighborhood offer much more affordable home prices than the rest of the city, with Makati’s median sale price around the mid $500,000s compared to the city’s median of $1.4 million. Anderson East and Silver Leaf also have higher home prices, around $1.3 million and $1.2 million, respectively.
Makati is close to many city amenities. “It’s very accessible and you get a lot more open spaces,” Flores says. “The Costco and Target there are brand new, and you get everything you need right there.” You’ll find:
Younger students are served by Oak Grove School District, including Bernal Intermediate School. Older students go to Oak Grove High School, which is in East Side Union High School District. Both district have limited school choice as well as interdistrict and intradistrict transfer options, giving families some flexibility with school attendance. Apostles Lutheran School is a private academy that teaches from transitional kindergarten through 12th grade. You can also apply to Summit Tahoma, a highly rated charter high school.
