Norwood is a residential community in eastern San Jose’s Evergreen Valley district, known for its high-ranking schools and relatively inexpensive homes. “It’s one of the most affordable communities in Silicon Valley, partially because of its remote location,” says Kimberly Leal, a local Realtor with Keller Williams Realty Silicon Valley who has sold homes in San Jose for more than 20 years. The Eastern Foothills are nearby, so residents have easy access to outdoor recreation and several scenic overlooks offering unobstructed views of the city and surrounding Santa Clara Valley. Students in this neighborhood attend schools within the Evergreen Elementary School District and the East Side Union High School District. Norwood has an overall CAP Index crime score of 2 out of 10, lower than the national figure of 4.

Single-family homes start at $1 million

As one of the older communities in the Evergreen Valley district, most homes in Norwood were built in the 1970s. Midcentury bungalows and ranch-style homes line the neighborhood’s quiet cul-de-sacs and wide, low-traffic streets. Homes have attached garages, paved driveways and personalized front lawns with landscaped collages of stones, flower gardens and assorted foliage. Single-family homes cost between approximately $1 million and $2.2 million.

High marks for Evergreen School District

Kindergarten through sixth grade students living south of Norwood Avenue are zoned for Norwood Creek Elementary, while kids north of Norwood Avenue attend Cedar Grove Elementary. These elementary schools receive respective A-minus and B Niche grades. Quimby Oak Middle receives an A-minus rating and serves grades seven and eight. Secondary students can attend either the B-rated Mt. Pleasant High School or A-rated Evergreen Valley High School, both part of the East Side Union High School District.

Outdoor recreation at Lake Cunningham

Catty corner to Norwood is Lake Cunningham Regional Park, a popular 200-acre outdoor space with a 50-acre lake in the middle. “A lot of people go to Lake Cunningham for outdoor recreation during the warmer months – the lake borders the Raging Waters waterpark, but the lake and the park are separate things,” Leal says. Its recreational amenities include the San Jose Action Sports Park, a playground, several waterfront picnic areas, volleyball courts and a fitness course. On the opposite side of the lake is Raging Waters San Jose, a national theme park chain that spans 23 acres, including wave pools and waterslides. A few blocks east of Norwood is Groesbeck Hill Park, which sits along the edges of the Eastern Foothills and has a basketball court, tennis courts and a network of walking trails.

Nearby shopping and dining

“There are some small strip mall centers in this area, but not much shopping and dining overall,” Leal says. “If people want to go out for dining, most people will go to places with more cuisine options like downtown San Jose or even Los Gatos.” There are a couple shopping centers situated around the Quimby Road and White Road intersection that borders Norwood. At this intersection, locals can grab daily necessities from Walgreens or shop for groceries at supermarkets like New India Bazar, Taste of South Asia and Manila Oriental Market. This intersection is also home to dd’s Discounts, a retail chain with marked-down prices on clothing and home goods.

Access to Route 101

There are no major highways running through or around Norwood, which helps to keep noise levels at a minimum. Route 101 is the nearest highway; its entrance point is along Tully Road approximately 3.5 miles west of the neighborhood. The 101 travels north into downtown San Jose, which is 9 miles away; the 101 also connects with Interstate 680, which runs east toward the East Bay, and Interstate 280, a beltway that goes west into Silicon Valley. The Valley Transportation Authority operates bus services throughout this neighborhood and the greater metropolitan area. Adjacent to Norwood is the Reid-Hillview County Airport, one of many Santa Clara County airports that serves general aviation. For direct flights to cities across North America, residents can travel approximately 12 miles up to the San Jose Mineta International Airport.
