Ocala-Sundown offers outdoor recreation and city connectivity
Developed in the mid-20th century, before Silicon Valley had truly made a name for itself, Ocala-Sundown is a suburban neighborhood just outside of one of the city’s largest parks. The mountainous rise of the Diablo Range serves as a daily scenic backdrop for the young professionals and commuters living in the neighborhood. “San Jose as a whole is sandwiched between two mountain areas, and Ocala-Sundown is near the foothills of our eastern range,” says Colin Clancy, a Realtor with Keller Williams Bay Area Estates. He’s been assisting homebuyers in the area for over 20 years. “There’s a ton to do outdoors, and it’s far enough from our most expensive areas, like Palo Alto, for prices to be on the lower end. For San Jose, anyway.”

Midcentury homes with rising value
Most properties in Ocala-Sundown were built between 1955 and 1985, accompanied by sidewalks, small but well-manicured lots and palm trees. Architectural styles include ranch-style homes and bungalows, with some featuring Spanish and Mediterranean influences. “Houses go up a ton in value every year. They’ve been really well-maintained,” Clancy says. “These homes have barely changed hands. People invested in them early and now can sell them for over $1 million.” Properties usually sell between $925,000 and $1.3 million, with the occasional outlier selling either below or above this range.

When it comes to the outdoors, Ocala-Sundown benefits from the favorable climate and diverse recreational options that San Jose offers. “We have very stable weather and low humidity, so people can be out playing golf in January,” Clancy says. “Being so close to the mountains and valley, you’ve got a ton of cool hiking trails and observation points.” Ocala-Sundown’s south side is bordered by Lake Cunningham Regional Park, which encompasses just over 200 acres, 50 of which are taken by the namesake lake at the center. Locals head to the water for fishing and nonmotorized boating, jog along the paved pathways, play volleyball at the courts and take their kids to the playground. The area is also home to California’s largest skate park.

Elementary to high school options with community support programs
Ocala-Sundown is served by the Alum Rock Union Elementary School District. Most students will start at Thomas P. Ryan Elementary, which receives a C-minus from Niche, before heading to C-rated Ocala Middle. Students continue at B-rated Mt. Pleasant High, which is part of the East Side Union High School District. Mt. Pleasant is supported by the City Peace Project, a community-based organization that provides personal mentorship for students who may be struggling with consistency and academics.

Nearby retail hubs and easy access to downtown restaurants
Less than a mile north of Ocala-Sundown is a small retail area of several strip malls, including the Mt. Pleasant Shopping Center. Residents can find popular errand stops here, such as The Home Depot, Foodmaxx and Mi Rancho Supermarket. While the neighborhood mainly has fast-food chains and a couple of locally owned Mexican restaurants, Clancy notes that its proximity to downtown San Jose is a major perk when it comes to dining. “San Jose is very spread out, but luckily, it’s not far from downtown. At peak traffic, it’d take maybe 20 minutes,” he says. “There are restaurants galore, from Brazilian to dim sum. Any kind of food you could want, you can find it.”

The neighborhood is bordered by the Capitol Expressway, which directly connects to Interstate 680, an essential thoroughfare for the Bay Area. Bike lanes are available throughout, and there are several bus stops along the community's main roads, with routes operated by the Valley Transportation Authority. Bay Area Rapid Transit has train lines running throughout San Jose, and the closest stop for Ocala-Sundown residents is Alum Rock, which is just north of the neighborhood. The nearest hospital, Regional Medical Center, is about 3 miles away.
