Located 7 miles south of downtown San Jose, Playa Del Rey offers a slice of suburban calm amid bustling retail and busy freeways. Residents are within biking distance of the Westfield Oakridge shopping mall, and the nearby West Valley Freeway makes getting around the city a breeze. It’s “great for families looking for a quiet but connected neighborhood,” says Becky Trovato, a Realtor with Intero Real Estate Services who’s sold homes in the area for seven years and lived here for over 50 years. “This area offers a mix of suburban tranquility and community-oriented living, and it’s easily accessible.” There are also many houses of worship in multiple faiths, including the Chabad of Almaden, Holy Family Parish Catholic Church and Mercy Hill Church.
Ranch-style homes near major thoroughfares
Playa Del Rey is a “hot area in the San Jose region,” Trovato says. “The convenience to major freeways and the suburban lifestyle make this a sought-out place to live.” Residents may hear traffic noise from the nearby West Valley Freeway and Blossom Hill Road, but the neighborhood’s gently curving streets and cul-de-sacs give it a secluded feel. Most homes are 1970s ranch-style and split-level with attached garages, paved driveways and yards large enough for an ornamental tree; 21st-century Mediterranean-style New Traditional homes can be found in the neighborhood’s east.
In April 2024, the median home price was $1.4 million, 8% less than San Jose’s median; prices here are up 17% from 2023. A three-bedroom ranch-style home can start at $1.2 million, while a four-bedroom split-level can cost $1.8 million.

Westfield Oakridge has got it all
The Westfield Oakridge shopping mall is in the neighborhood’s west and has almost 100 retailers, including Nordstrom Rack, Living Spaces and Sephora. The mall also has a variety of dining options; residents can savor authentic Japanese sushi at Sanraku or grab a cone of mango chili gelato from La Dolce Vita Gelato. Each Sunday, residents can buy fresh produce at the Farmers Market at Westfield Oakridge. Other grocery options include 99 Ranch Market and Chavez Supermarket.

Just south of the West Valley Freeway
State Route 85, also called the West Valley Freeway, borders Playa Del Rey to the north, and Blossom Hill Road is to the south. The Valley Transportation Authority (VTA) bus makes several stops along Blossom Hill Road, and residents can board the VTA light rail at the Ohlone-Chynoweth station 1 mile north. With dedicated bike lanes and sidewalks, Playa Del Rey is friendly for cyclists and pedestrians. The Kaiser Permanente San Jose Medical Center is 3 miles east, and San José Mineta International Airport is a 10-mile trip.

The Fall Festival at Martial Cottle Park
Residents gather at Martial Cottle Park each October for the annual Fall Festival, a celebration of the area’s agricultural history; residents can spend the day admiring antique farm equipment and cars, picking out the perfect pumpkin and browsing local vendors. The park also hosts the annual Spring Garden Fair, an annual plant sale with demonstrations from Master Gardeners.
Smoke and ash from nearby wildfires
Playa Del Rey is near Wildland-Urban Interface areas, which have a high risk of wildfire. Though property damage from wildfires here is unlikely, residents may experience smoke and ash from nearby fires in the Santa Cruz Mountains. The last major wildfire was in 2020 when almost 400,000 acres burned in the Diablo Range over 46 days.
