Washington-Guadalupe sits at the intersection of Interstate 280 and State Route 87, making it a convenient home base for commuters. The neighborhood is about 6 miles from major tech employment centers in North San Jose, and about 20 miles to Silicon Valley cities like Palo Alto and Menlo Park. Those who use public transit can catch the bus on First Street and Willow Street. There’s also a Caltrain and Amtrak station about a mile south of the neighborhood. VTA light rail lines stop at the Virginia station. Bike lanes go through the center of the neighborhood down Almaden Avenue and Vine Street. Santa Clara Valley Medical Center, the nearest hospital, is about 2 miles away, and San Jose Mineta International Airport is about 4 miles away. Historic homes range from Queen Annes with ornamental trim and bay windows to Craftsman bungalows with wide front porches and deep eaves. Mission Revivals with stucco walls and tiled rooftops also make an appearance. Lot sizes range between 5,000 and 7,000 square feet, offering room for landscaping and gardening. Homes cost between $900,000 and $1 million; however, most residents are renters. While home prices are stabilized, rental prices may increase in the future. Google has shown interest in developing the area and the proposed BART expansion may come to fruition in the coming years. “It’s part of the city’s 2040 plan, so a lot of money is going to go into that area,” Elliott says. “We are ripe to see prices rise.”Biking the Guadalupe River Trail
Cyclists and joggers can access the Guadalupe River Trail, a 9-mile pedestrian path that parallels the Guadalupe River. This paved path leads to downtown San Jose, the Children’s Discovery Museum and Monopoly in the Park, a life-size monopoly board that invites people to hop from one square to the next. Tamien Park, just south of the neighborhood, has athletic fields, basketball courts, and colorful playgrounds.Private, public and charter schools within walking distance
Students may attend Washington Elementary School, rated C on Niche and located within walking distance of neighborhood homes. Students may continue at B-rated Willow Glen Middle School and B-plus-rated Willow Glen High School, about 3 miles southwest of Washington-Guadalupe. Willow Glen High offers a Two-Way Bilingual Immersion program, which encourages student fluency in English and Spanish. Alternatively, Rocketship Mateo Sheedy Elementary, a K-5 charter school rated A-minus, and Sacred Heart Nativity School, a private Catholic middle school not rated on Niche, are also located in the neighborhood.
