Small historic town near Ventura
Located about 10 miles from Ventura, Saticoy is a small town filled with history and plenty of suburban conveniences. The community’s history dates back to the late 1800s as a railroad town but has since developed into a blend of residential and commercial areas in the present day. Residents have convenient access to major roads and public transportation that allows easy access throughout the area, but there are plenty of local eateries and shops nearby. Though Ventura Beach is 9 miles away, there are several neighborhood parks and trailheads nearby. “It’s a small and eclectic neighborhood that’s in a transitional area,” says Kay Wilson-Bolton, Broker with Century 21 Everest. “It’s a mixed community with industrial, commercial and residential parts, and you’ll find many people who have lived here for a long time in established homes.”
Affordable homes
Palm tree lined streets dominate the streetscape of the community, with single-family homes clustered throughout. Wilson-Bolton adds that “The affordability is a big draw for people, you’ll find some older homes that cost less here than they would be a couple miles down the road.” Homes in the area have recently sold between $400,000 and $580,000, as well as duplexes in the $900,000 range. Many of the houses have gated front and backyards, giving residents additional privacy.

Local schools: ATLAS plugged
Saticoy is zoned to the Ventura Unified School District, and many children in the neighborhood will start their education at the Academy of Technology and Leadership School (ATLAS), which has a Niche grade of B-minus. Students at ATLAS have access to the school’s many programs, including English Language Learner, a Student Lighthouse that plans extracurricular activities for the school and special education courses. Students will then attend Balboa Middle School, which has a B overall Niche grade, followed by Buena High School with a B-plus grade. Students can check out books for their summer reading list at the Saticoy Library.
Citrus Glen Elementary School has a 22:1 student to teacher ratio.
Balboa Middle School serves over 1,000 students from 6th-8th grade in Ventura, California.

Residents looking to get outside for some fresh air can head to Saticoy Park, which features plenty of open green spaces, athletic courts and fields and a picnic area. The park is also home to after-school programs through the Boys & Girls Club. Hikers can get their exercise for the day at the Harmon Canyon Reserve. The reserve is Ventura’s first free access nature preserve, spanning over 2,100 acres and filled with miles of multi-use trails. There are several pocket parks in neighboring communities, including Linear Park and Chumash Park. Dog parents can take their pups to make new friends at Delphinium Dog Park. In addition to the many parks and outdoor areas around, residents also have several options for a round of golf. Book a tee time at the Saticoy Regional Golf Course, which offers scenic mountain views and strategically placed bunkers that makes this 9-hole par-34 course a challenge for players of all skill levels. Members of the private Saticoy Club can take advantage of the club’s many amenities, including its golf course which has hosted tournaments for the Southern California Golf Association and the United States Golf Association.
Quick, local eats
Though Saticoy is a small community, residents won’t have to travel far to get groceries or a bite to eat, as there are several options nearby. B&J Drive-In is a popular spot in the area for locals looking for a quick and satisfying meal, including burgers, shakes and wings among many other menu items. Enjoy a filling burrito and agua fresca from Los Comales or enchiladas from Casa Del Rio. For fresh produce, fruit and groceries head to the Grocery Outlet on Telephone Road. Residents looking for a night out can go to The Garage Bar, a local watering hole with a cozy atmosphere, live music and great drinks.
