How Gordonston’s past shapes its present

You'll see a brick sign and decorative flowers when you enter Gordonston, known as Savannah’s first bedroom community. The well-to-do Gordon family developed the neighborhood in the early 20th century, drawn to high ground about 3 miles east of Historic Savannah . Inspired by the City Beautiful movement, its layout features curving streets, native plants and central green spaces, including Juliette Low Park, named for the Gordon family’s daughter and founder of the Girl Scouts. Gordonston grew along a streetcar line, and although the line isn’t in service today, the neighborhood retains its secluded feel and easy access to the rest of Savannah.

Historic homes and newer builds at various price points

Most homes contribute to the Gordonston Historic District, which has strict renovation guidelines that preserve the neighborhood’s character. Craftsman bungalows from the early 20th century represent the community’s first development boom. Gradual infill, including Colonial Revival and Tudor styles, continued through the end of World War II, which brought Gordonston’s second major wave, when many ranch-style homes were built. Houses from more recent decades match this historic streetscape.

“Gordonston has that historic quality without the bustle of downtown,” says Carol Anne Hazelman , a real estate agent with Keller Williams Coastal Area Partners and a longtime Savannah resident. “There are some beautiful homes; it’s a great example of an early suburban neighborhood.” Here’s what housing prices look like in Gordonston:

  • Ranch-style homes generally range from the low $200,000s to the low $300,000s.
  • Historic Colonial Revivals and Craftsman bungalows typically start in the low $300,000s and can reach the mid-$700,000s.
  • Infill construction built since 2000 often falls between the high $400,000s and the mid-$600,000s.
  • Prices vary based on size, age and condition.
  • Rental options, including apartments, are available.

A walkable layout with charming parks and mature trees

You can enjoy Gordonston just by walking around. Alleys run behind many homes, and without a lot of driveways and garages, the neighborhood feels open and uncluttered. “The curving streets and central park are unusual for Savannah neighborhoods, which have a grid,” Hazelman says. “It has a village feel, and most people know their neighbors.” Pierpont Circle, a grassy roundabout that’s also used as a meet-up spot, is the neighborhood’s centerpiece. From there, wide streets fan out like wagon spokes, creating a cohesive, parklike flow. Medians with shade trees divide Kinzie, Atkinson and Henry avenues, and native plants, like live oaks, magnolias, palmettos and azaleas, dot front yards. Most people can walk to Juliette Low Park, which is surrounded by iron gates and has play structures in the shade. All Gordonston residents can use it, but Juliette Gordon Low founded the park as a gathering space for Girl Scouts, who have met for generations at its cabin.

A laid-back neighborhood association hosts events and groups

The Gordonston Neighborhood Association maintains Juliette Low Park and hosts cleanups. Membership is optional and mostly social, so there aren’t strict architectural or landscaping rules, unless you live in a house with historic preservation guidelines. You can join lots of clubs and committees, including garden and book clubs, and there’s an active neighborhood watch. Events happen throughout the year, from a spring egg hunt to a winter holiday celebration. As of 2025, annual dues were $20 for households with one adult and $40 for households with two or more adults.
