Historic heart of residential Spokane
In Spokane’s historic Rockwood, every day is like living in a storybook. Picturesque homes, winding roads that lead to scenic green spaces, and proximity to downtown make this community one of the most desired in Spokane.
“The Rockwood area was designed by the Olmstead brothers, the same people who designed Boston Common and Central Park,” says Mike Bass, managing broker with Century 21 Beutler & Associates and lifelong Spokane resident. “Rockwood Boulevard was a planned master lane, so you have these lovely old mansion-style homes. The neighborhood is also just north of Spokane’s medical district, so it’s really popular with doctors and other healthcare workers.”
Beautiful historic homes
The neighborhood is known for its secluded enclaves, winding roads lined with old-growth trees and exceptionally crafted houses. It features Tudor Revival-style brick cottages, Craftsman-style bungalows, decorative Four Squares and cozy Cape Cods. There are also million-dollar estates available, offering a variety of housing options. For those who prefer more contemporary builds, there’s also a fair amount of new construction in the area. Due to its longstanding history as an upscale neighborhood, homes here are more expensive than in surrounding Spokane communities. Prices range from $500,000 to $800,000 for a bungalow or smaller homes, while more spacious modern builds typically sell for $800,000 to $1.4 million. The neighborhood’s historic mansions, meanwhile, can go for anywhere from $1 to $3 million.
Manito Park
For many, Rockwood's top selling point is its proximity to Manito Park. “Manito is an absolute gem,” says Bass. "It has amazing formal gardens, and Cannon Hill Park has fantastic views of the city. The parks are really the heart of the neighborhood.” Manito Park is an 80-acre green space that has served the city as a respite since 1904. Stroll through the gardens, jog along the wooded trails, take the kids to the playground, get ice cream at the cafe or visit Gaiser Conservatory. This gorgeous greenhouse is the perfect way to warm up on a cold winter day. Across the neighborhood, Lincoln Park is another favorite place to get out and enjoy nature. This 51-acre park was formerly a farm and features scenic meadows and a tree-speckled hilltop with a two-mile walking trail that hooks around a duck pond. It's perfect for hikers, birdwatchers and dog owners.
Strong public schools
The public schools in the area are among the strongest in the Spokane Public School District. Hutton Elementary, Sacajawea Middle School and Lewis and Clark High School all have an A-minus grade on Niche. Lewis and Clark High School is known for its strong college career readiness center, which assists with scholarships, applications and college tours and ensures students take college credit classes.
Getting around Spokane
Rockwood is bordered by major thoroughfares such as Grand Boulevard and 29th Avenue, making it easy for residents to navigate and commute. Public transportation options are readily available, with several bus routes serving the area and connecting it to downtown Spokane and other parts of the city. The neighborhood is 2 miles from Interstate 90, which connects to Spokane Valley as well as Spokane International Airport, which is about 10 miles to the west.
Rockwood Bakery and other shops
While Rockwood itself is primarily residential, it is conveniently located near several key shopping areas. The nearby South Hill district, particularly around the intersection of 29th Avenue and Grand Boulevard, serves as a commercial hub for Rockwood residents. This area features a mix of local boutiques, grocery stores and specialty shops that cater to the everyday needs of the community. Additionally, the Lincoln Heights Shopping Center is just a short drive away, offering a wider range of retail options, including larger chain stores and service-based businesses.
The neighborhood itself is home to a number of highly-rated restaurants and cafes, including Rockwood Bakery. Located in the heart of the community, this charming local bakery is the perfect place to become a regular, featuring house-made pastries and espresso as well as an outdoor patio. Republic of Pi offers wood-fired pizza, while Manito Tap House has upscale burgers and elevated pub grub. The neighborhood is also just two miles from Downtown Spokane's dining, retail and attractions.
