College town with local color
Tucked between the Arkansas River and Joe Creek, the riverside community of Kensington is minutes away from downtown Tulsa while still within walking distance of several parks and trails. “There’s a lot of positives with the neighborhood,” says John Smucker, a broker with McGraw Realtors who has over 30 years of real estate experience in the Tulsa area. “It’s convenient to get around town, it’s very walkable and bikeable," Smucker says. "It’s just overall a good location.”

Traditional and ranch-style homes in quiet residential streets
Most single-family homes in Kensington were built in the 1980s, primarily as ranch-style and traditional brick homes on sidewalk-lined streets. “We’re mostly, in Tulsa, traditional. New construction is moving more towards contemporary,” says Patricia Love-Renton, a Realtor with McGraw Realtors who has been in the industry for 25 years. Homes typically cost between $180,000 and $300,000. A number of rental properties and apartments are peppered throughout the neighborhood, too.

Grade-A education at Jenks Public Schools
“Kensington has a Tulsa city address, but it is Jenks Public Schools, so it’s a good entry point to that district,” Smucker says. From prekindergarten through fourth grade, students head to Jenks Northwest Elementary School, which receives an A grade from Niche. Jenks West Intermediate School and Jenks Middle School, where students attend fifth and sixth grade, then seventh and eighth grade, each receive A grades as well. Students can choose from 29 different groups and activities at A-plus-rated Jenks High School. The area is also home to Oral Roberts University, a private Christian university.

Rolling along the River Park Trail
Helmerich Park is home to the 9.6-mile River Park Trail, where bikers and joggers enjoy their own separate paved lane up to Tulsa’s downtown. The park has plenty of amenities, including a playground and splash pad. “On Riverside Drive, people from all over the world come to the Gathering Place,” Love-Renton says. “It’s a free park that was donated by George Kaiser, and pieces of stuff were brought in from Europe and Oklahoma.” This park is equipped with lights, so basketball and tennis games won’t end when the sun goes down.
