Southern California beach views with more space
Many would hear of a Southern California community with ocean views and tree-lined streets and think it must cost tens of millions to live there or be highly exclusive. However, Ventura Realtor Larry Krogh with LIV Sotheby's International since 2004 says, "Midtown Ventura is the last little pocket of Southern California beachfront to become popular." Prices haven't reached Malibu or Santa Barbara levels, but more and more people are drawn to Midtown's 1920s Mediterranean Revivals and spacious grassy lawns. Its streets are nestled between the foothills to the north and the beach to the south, naturally maintaining its small surf-town feel as it grows. Residents can often be seen biking to the beach with surfboard in tow, or strolling to a lively coffee shop on East Main Street.

Old Mediterranean Revivals and bungalows
Midtown is made up of three areas — Old Midtown, Lemon Grove and Loma Vista — each offering something different. Prices vary greatly within these distinct areas. Krogh says, "Lot size and ocean views are what make the same size home more expensive from one street to another." Old Midtown, on the neighborhood's west side, is the most well-established and expensive area. Its 1920s homes sit on palm tree-lined streets, with front yards full of colorful flowering shrubs. These small Craftsman cottages and expansive Mediterranean Revivals range from $800,000 to over $4 million. Midtown's southeast section is called Lemon Grove. It has a much more suburban vibe, with 1950s ranch-style homes and cottages sitting on grassy lawns. These range from $800,000 to $1.5 million. Lastly is Loma Vista, in the northeast corner of the neighborhood. It has the most variety, with an urban feel down by Ventura County Medical Center and secluded streets in the foothills to the north. Styles range from bungalows, ranch-style homes and cottages in the city to new custom homes with ocean views from the hills. This array of homes can cost $700,000 to $3 million.

Ventura Unified School District
The neighborhood is part of the Ventura Unified School District, which is rated an A-minus by Niche. Students may begin at two different elementary schools based on their address. Kids in the west and southeast of the neighborhood, Old Midtown and Lemon Grove, may go to Will Rogers Elementary, graded and B-minus. Those in the northeast part of the neighborhood, Loma Vista, may start at Loma Vista Elementary, rated an A-minus. Cabrillo Middle serves most students, earning a B-plus. Students finish at Ventura High School, rated an A-minus. Freshmen get started with the required College and Career Seminar Class, in which they make a game plan with their counselors to stay on track for their post-high school goals.

Ventura Beach and community parks
Above all, Ventura is a Southern California surf town. Many Midtown homes are about a mile from Ventura Beach, so bikes are a popular transportation method. Folks can continue their ride on the paved oceanfront bike path or stop and chill on the beach. Ventura Beach sits in the bend of Pierpont Bay, receiving a steady flow of decent-sized waves. Surfers gather at Surfers Point on the beach's north end. This small peninsula sticks out from the bay, exposing it to bigger ocean breaks. Memorial Park is the neighborhood's main green space, and it's walkable from many homes in Old Midtown. It has a large open lawn where people can picnic with elevated ocean views. Locals can also access hiking trails in the foothills north of the neighborhood.

Restaurants and shopping on East Main Street
East Main Street is Midtown's vein of shopping and dining. This commercial activity looks different in each area of the neighborhood. Old Midtown is known for its quiet walkability with small cafés and markets. Singing Sun Coffee Shop offers a bright space where folks often line up out the door for their lattes and warm baked goods. Santa Cruz Market is a small grocer across the street, but locals go for the plates of Middle Eastern fare served at the deli. Golden Egg Café is one of many cozy brunch spots. Farther east on East Main, residents can walk or drive to classic establishments like McConnell's Fine Ice Cream, one of Ventura's summertime staples since 1949. This east side of the neighborhood also has most of the shopping. The Pacific View Shopping Center has a Target, Trader Joe's and many fashion outlets. There's also a Vons for groceries closer to the center of the neighborhood.
Singing Sun is the perfect place to grab coffee with friends.
McConnell's Ice Cream has been serving sweet treats to Ventura for over 15 years.

Hospitals in town and military bases in Oxnard
Many residents work at large employers in the city, like Ventura County Medical Center, on the neighborhood's east side. Ventura College is another prominent place of work, 2 miles east. Folks commuting in the city can catch the bus on Main Street or East Thompson Boulevard. Commuters can also take U.S. Route 101 to employers in Oxnard. Port Hueneme, home to a naval base and shipping port, is 15 miles south. Point Mugu Naval Air Station is 22 miles down the coast. The closest commercial airport is Santa Barbara Regional Airport, 40 miles up the coast. Residents can drive or take the train from the Ventura Amtrak Station, 2 miles east of the neighborhood.

The 2017 Thomas Fire
Ventura has been threatened by wildfires in recent years. The 2017 Thomas Fire burned over 300,000 acres in Ventura County and Santa Barbara County. It reached the foothills on the city's north side, a short distance from Midtown. These disasters are a reminder for residents to have an established evacuation plan before a fire gets too close. Homeowners bordering natural space, like the hills on Midtown's north side, are encouraged to remove flammable brush from the perimeter of their homes to prevent fires from spreading into residential areas.
