Growing suburb minutes from downtown Visalia

Driving around Northwest Visalia, it’s clear the common thread in the neighborhood is newness. “It’s a desired neighborhood because it’s the side of town with newer, larger homes, and a lot of people value new builds,” says Brooke Buhl, Realtor with Houstir Inc., who has a decade of experience in the Visalia area. “The development isn’t just housing, but this area will also have all the new shops, restaurants and schools down the line.” As Visalia grows, the northeastern quarter has plenty of undeveloped land, which has become home to large residential areas. Most homes in the area were built in the 2000s, and more houses are going up as the neighborhood continues to expand to the northwest.

Ranch-style and large Craftsman builds

Northwest Visalia features a mix of traditional housing clusters and gated communities. Three-bedroom ranch-style homes start at just over $300,000 and range to $500,000, while five-bedroom homes near Visalia Country Club range from $750,000 to well over $1 million. California bungalows are abundant, but Mediterranean and Craftsman builds are also popular styles. Houses have large backyards, and many also feature private pools. Large oaks shade the wide residential streets, and the sidewalks make it easy to walk the dog. Long driveways and attached garages make parking easy.

Catch a Visalia Rawhide game

With nearly a dozen parks in Northwest Visalia, there’s seemingly green space at every turn. Lion’s Park is one of the largest parks in the neighborhood, featuring a walking trail, basketball courts and playground equipment. Woodland Park offers similar amenities but also has community grills, picnic tables and a baseball diamond. For more baseball, residents can catch a game at Valley Strong Ballpark, home of the Visalia Rawhide Baseball Club since 1946. The Single A-affiliate of the Arizona Diamondbacks is one of the longest-running Minor League Baseball teams on the West Coast. “Friday nights in the summer, they have fireworks after the game, so a lot of people bring their kids to those games,” says Buhl. The Visalia Country Club is home to a par 72 championship golf course with a full driving range and a pair of putting green practice areas. The CrossFit on West Goshen Avenue provides a spot for a challenging indoor workout.

Redwood High passes the test

Kids attend the Visalia Unified Public School District. The majority of students either attend Manuel F. Hernandez Elementary School, which holds a B-plus Niche rating, or the A-minus rated Hurley Elementary School, which was named the third-best elementary school in Tulare County. Many kids then attend Ridgeview Middle, which has a B-plus Niche rating, before Redwood High School, which holds an A grade. Redwood is one of the oldest schools in the area, with roots dating back to 1910.

The Corner Cafe, a breakfast staple

Northwest Visalia residents have plenty of dining options. For a sit-down hibachi experience, diners can hit Osaka Sushi & Japanese Cuisine, which is one of many new popular spots off Houston Avenue. Butter + Milk Biscuit Bar is open daily for large portions of homemade biscuits and gravy, breakfast burritos and more. The Corner Café offers a trip back in time, as the diner is decorated with a 1950s aesthetic down to the checkered tile floors and barstools. The large omelets and sandwiches are favorites for the regulars. Chapala Grill has an outdoor patio, perfect for enjoying a margarita in the sun. Grocery shopping is easy as Walmart and Save Mart have locations off Houston Avenue. Plenty of retail shopping options exist just a few blocks to the east in Mooney.

Highway 99 cruising

Locals can get around using the Visalia Transit buses. The transit system has frequent stops throughout the neighborhood. The neighborhood borders Highway 99 to the west, which provides quick access to Fresno, as those who work in the city can get to work in 45 minutes.

Visalia has a weekly farmers market every Saturday not far from Northwest Visalia, on the city’s Main Street. The market occurs year-round and is full of locally grown produce.
