Cameron Park and a convenient retail corridor set North Waco apart

Two of Waco’s key attractions — riverside Cameron Park and the adjacent Cameron Park Zoo — are just steps away from some homes in North Waco. Though the neighborhood is primarily residential, a restaurant and retail corridor runs through its center. Some properties could use a little TLC, but the location 3 miles from downtown and less than a mile from McLennan Community College makes North Waco worth a closer look. “There are pockets there that are just beautiful,” says Brook Ashley, owner of Brook Ashley Realtors. “The key is to drive 2 to 3 blocks to get a feel for the area because it’s a mix of everything.”

Wooded trails and scenic cliffs at Cameron Park

Cameron Park spans more than 400 acres on the banks of the Brazos and Bosque rivers. “There are nice little playgrounds and walking trails, and you can swim and kayak at Brazos Park East across the river,” says Ashley, who has been selling real estate in Waco for 10 years. Hiking and biking trails zigzag beneath canopies of cedar and oak, over wooden bridges and along scenic cliffs. Jacob’s Ladder, a rustic staircase with cedar railings, is a popular climb. Creative playgrounds are sprinkled throughout the area, and the Pecan Bottom section of the park features a splash pad and a disc golf course. The riverside trail from Pecan Bottom leads through the Waco Sculpture Zoo, a collection of animal-themed artworks. Real-life counterparts to the sculptures can be found at Cameron Park Zoo just outside the neighborhood. North Waco Park is within walking distance of many homes and includes a basketball court, an outdoor fitness station, a paved walking trail, a playground and a grassy field dappled with shady groves.

Single-family fixer-uppers and renovated investment properties

Single-family homes dominate the property blend. A slight majority of residents own their homes, but many renters are in the mix, so it could be a good spot for an investment property. Most lots measure under a quarter acre, with pocket-sized front yards, shady trees and short driveways. Many cars park in the street, and while some streets feature sidewalks, they aren’t always well-maintained, so it can be challenging to get around on foot. Fixer-uppers start around $50,000 to $100,000, while smaller renovated cottages and ranch-style homes might cost $150,000 to $200,000. Larger contemporary homes are typically priced from $250,000 to $475,000.

Chain restaurants and H-E-B on North 19th Street

North 19th Street is home to most of the neighborhood’s commercial activity. Chain restaurants like Domino’s, Bush’s Chicken and Subway can all be found near H-E-B supermarket. Locally owned taquerias and Mexican restaurants are common throughout the neighborhood. The plain exterior of Dubl-R on Herring Avenue makes it easy to miss, but the burger joint has a dedicated local following.

Special programs at Waco High School focus on college readiness

Cedar Ridge Elementary School and G.W. Carver Middle School both receive C grades from Niche. The B-minus-rated Waco High School offers various special programs, including the Advancement Via Individual Determination (AVID) system, which focuses on college readiness. The neighborhood is home to Bishop Louis Reicher Catholic School, an A-rated private institution serving students from prekindergarten through Grade 12.

A challenging course at XTERRA Cameron Park

In June’s XTERRA Cameron Park triathlon, daredevils tackle a challenging course through cedar groves and bamboo forests, with steep climbs and narrow bridges. Challenges for the full-distance event include an 800-meter swim, a 7K run and a 23-mile bike ride, but a shorter “sprint” version is available, along with a duathlon for competitors who prefer to skip the swim.

Waco Transit System buses lead to the downtown area

Residents are about 3 miles from the restaurants, brewpubs and shops in downtown Waco. Waco Transit System buses stop near the H-E-B on North 19th Street to shuttle passengers to the community college, the Downtown Transit Terminal and several other locations. Healthcare services are available at Ascension Providence Hospital, about 4 miles away, and it’s a 5-mile drive to Waco Regional Airport, where commuter flights take off for Dallas/Fort Worth three times a day.

Tornado risk is higher than average in Waco

A deadly tornado struck Waco in 1953, decimating most of downtown. While storms of that magnitude are rare, the area's tornado risk is still higher than average. Homeowners insurance can help protect against losses from storm damage.
