Winters is a small town surrounded by Northern California farmland. Residents enjoy a laid-back lifestyle with farm-to-table restaurants, local wineries and historic architecture, plus proximity to outdoor recreation at Lake Berryessa and the Vaca Mountain Range. “It’s lowkey, easy living,” says longtime resident John Carrion, broker at Carrion Properties. “We get a lot of people who are looking to get away from the city.” The town of about 8,000 has a rich agricultural history, and its biggest employer, the family-owned Mariani Nut Company, produces walnuts, almonds and pecans.

A mix of housing options, old and new

Winters’ residential streets offer everything from century-old Craftsman homes and bungalows to elegant midcentury ranch-style homes. “The big draw are the older homes near the downtown district, where you can walk to restaurants and coffee shops,” Carrion says. Increasingly, the town also sees new construction that would be right at home in a typical Sacramento suburb. “We had a moratorium on new homes from 2002 to 2016. Since that ended, we’ve had a couple hundred new homes come in. Some are still under construction,” Carrion says. Prices range from $550,000 to $800,000, well below the median home price in Northern California.

Farm-to-table restaurants in a walkable downtown district

The town has a small but lively downtown district surrounding the intersection of Main Street and Railroad Avenue. One of the most popular restaurants, family-owned Buckhorn Steakhouse, took over the space formerly occupied by a grand hotel. The steakhouse is now known for its in-house butchery and fresh farm-to-table produce. Putah Creek Café, also family-owned, has been serving downhome American cuisine for nearly four decades. Fridays in summer, the outdoor patio is a great place to take in the town’s Music on Main events. The district is also home to the Winters Farmers Market, where local vendors and artisans set up shop every Sunday from June to September. Groceries and everyday goods are just around the bend at Winters Market and Lorenzo Market.

Residents are just a short drive from mountain scenery

Winters is a short drive from idyllic vineyards, mountain lakes and plenty of hiking. Berryessa Lake, 25 miles away in Napa Valley, is a major destination for boating, kayaking, swimming and fishing. The water is chilly all year long, even during the sizzling Napa summers. “We’ve always had a boat that we take up to Lake Berryessa. That’s just part of the lifestyle here,” Carrion says. Back in town, community parks include Three Oaks Park, Walnut Park and Rotary Park. The trails in Putah Creek Nature Park wind through lush woodlands and brush.

Winters is at risk for floods and fires

Winters is at a high risk of wildfire. In 2017, the Winters Fire burned nearly 2,000 acres west of town, causing mandatory evacuations for some residents. Flooding is also an issue in parts near Putah Creek, which stretches along the town’s southern edge.

Students attend the Winters Joint Unified School District

Students can start at Waggoner Elementary School, a currently unrated school that serves kindergarten through second grade. Shirley Rominger Intermediate receives a B-minus from Niche and serves third through fifth grade. Winters Middle School gets a C-plus, and Winters High School gets a B. The high school boasts a 96% graduation rate and offers a wide range of AP courses, extracurriculars and technical education courses.

Getting to Sacramento and the Bay Area

Interstate 505, a major highway, runs alongside the town and eases commute times. It’s about 15 miles to Davis, 30 miles to Sacramento and 75 miles to San Francisco. Public transportation is limited. Yolobus, Yolo County’s public transit service, has a single bus route that shuttles between Winters, Davis and Vacaville. Sutter Davis Hospital, the nearest major medical center, is about 12 miles. The Sacramento International Airport is 30.
