Beverlywood is a small, master-planned community on the west side of Los Angeles that has remained highly sought after since its establishment in the 1940s. Its location near Beverly Hills, Century City and Pico Boulevard's dining options makes it appealing to a variety of buyers. Top-rated public and private schools are also nearby. Although it's close to many popular LA-area attractions, the neighborhood itself has a relatively peaceful atmosphere with a strong emphasis on safety.

Consistent demand for Beverlywood homes

When Beverlywood was first developed, housing consisted mostly of single-story midcentury modern designs and cottages. Over time, many homes were expanded or renovated with luxury upgrades. “There’s a huge amount of construction. It feels like almost half the area has been redeveloped,” says Alexander Masket, a broker associate with Compass who grew up in LA. “You’re seeing a lot of legacy owners who rebuild on their lots because they want to stay a part of the community.”
Homes typically range from around $1.4 million to $5.8 million. There are also a few condo complexes located along the northern edge of the neighborhood, and units typically sell for between $400,000 and $1.4 million. "The demand for Beverlywood continues to grow," Masket says. "I know multiple owners who are solicited almost daily."

The advantages of Beverlywood’s location

Living in Beverlywood provides access to a range of amenities and major employers. “A lot of people work in Century City — it’s the nicer, closer, more upscale downtown,” says Meir Nemetsky, Realtor with Power Brokers Real Estate, who has lived in Beverlywood since 2009. “I could literally walk there from my house. You’re also within walking distance from Beverly Hills and Rodeo Drive.” In addition, Beverlywood offers proximity to the Santa Monica and San Diego freeways. It’s about a 2-mile drive to Century City, and downtown LA is about 10 miles east.

The Los Angeles Unified School District allows families to choose between neighborhood schools and charter or magnet schools. Canfield Avenue Elementary School and Castle Heights Elementary School, both top rated, are located in Beverlywood. Several Orthodox Jewish private schools are nearby as well. At YULA High School, which has a boys’ and a girls’ campus, students spend a portion of their time learning to read the Talmud in its original Aramaic.

From kosher restaurants to Rodeo Drive shopping

A few small cafes and takeout spots are located along Robertson Boulevard, but West Pico Boulevard is packed with locally owned kosher grocery stores and beloved kosher eateries. “Lenny’s Casita is a newer restaurant that kind of blew up in popularity,” Masket says. “It’s very good — they serve Mexican fusion cuisine and festive drinks.” Long-time favorites include Jeff’s Gourmet Sausage Factory and Nagila Pizza. In Beverlywood, you’re also less than 2 miles from both the Westfield Century City mall and Rodeo Drive’s luxury stores, as well as a variety of upscale grocery chains.
