Spanish for “the serene,” El Sereno truly lives up to its name — which might come as a surprise, because Downtown Los Angeles is six miles away. Mountainous views meet the convenience and culture that Southern California life has to offer. “Residents have an awful lot of pride about where they come from,” says Steve Aranda, broker and owner of the Altadena Real Estate Company. “Not only do they call El Sereno home, but they also hold it very close to their hearts.” Those outside LA might recognize the area from such hits as AMC’s "The Walking Dead" and its spinoff, "Fear The Walking Dead." Scenic views are found hiking in the surrounding hills on the weekends. Walkability is a plus, with local schools close enough to reach by foot. Kids also enjoy some of the best parks around, without the accompanying crowds and noise from the central city.

El Sereno’s streets feature a diverse collection of styles carved into the ridge. Prospective buyers will find everything from Spanish Revival-style bungalows to ranch-styles to craftsmans. Packed tightly together along curving roads, these homes overlook either the community below or the hilltops above at every turn. “Compared to other parts of northeast LA, it’s actually still pretty affordable,” Aranda says, noting how housing prices have increased in the last decade. Three-bedroom, two-bathroom home pricing starts at around $670,000 and reaches just shy of $1 million. Those who want to build themselves or invest in land also have options. As buyers ascend the ridges, they’ll notice many vacant lots, which present development opportunities. “Some of these vacant lots are subject to a hillside ordinance that restricts building in certain areas without proper infrastructure, which can be expensive. But as home prices rise, it’s starting to make sense to build these parcels out with suitable foundations,” Aranda adds.

Bordering the northwestern side of the Woodrow Wilson High School campus, Ascot Hills Park provides great hiking opportunities with miles of trails. At the north end of Ascot Hills Park lies a shoe-worn path wrapping around a bluff, creating an easy route to El Sereno Park. Students in El Sereno have easy access to nearby schools. In fact, many students will be able to walk to class at Farmdale Elementary, rated C overall by Niche. El Sereno Middle School earns a B-minus. These schools sit adjacent on an elongated campus close to scenic trails. Barely a mile south, most students will attend Woodrow Wilson High School, which maintains a grade of B from Niche. Woodrow Wilson High offers engaging, career-focused magnet programs for students who wish to study law, fight fires or enter law enforcement. Beyond high school, they can apply to the local California State University of Los Angeles, home to the California Forensic Science Institute.
