Sutherland Heights is a mostly residential neighborhood, tucked in a quiet corner near the Cumberland River. The neighborhood is part of Donelson, a larger area with many subdivisions close to chain stores and restaurants. Although Sutherland Heights has room and peace, it’s minutes from an area home to an iconic country music venue, a resort and one of Nashville’s major malls.

What type of homes are in Sutherland Heights

Sutherland Heights is for homebuyers looking for traditional mid-20th-century charm. The neighborhood mainly has ranch-style homes lined along gently winding roads. Some homes are on short hills, and lots tend to range from half an acre to 1 acre.

The neighborhood’s median sale price is around the mid-$400,000s, which is slightly less than Nashville’s. However, that median is a little higher than Music Valley's and Hermitage's. Depending on a mix of house and land size, homes sell from the low $300,000s to the upper $600,000s.

Commuters have easy access to major roads

Residents drive to get around Nashville, and the neighborhood is right off Briley Parkway. “It’s very connected because Briley Parkway is connected to all the interstates,” says Karen Hoff, managing broker with Coldwell Banker Southern Realty. “Depending on which way you go, it’s very convenient.” Briley Parkway goes to the Nashville International Airport, about 10 minutes away. The parkway also connects to Interstate 40, which goes to Downtown Nashville, about 20 minutes from Sutherland Heights.

A few public schools are nearby

The area is served by Pennington Elementary and Two Rivers Middle schools, both of which are a few minutes away. Students here may then go to McGavock High School. Like other high schools in the city, McGavock is part of the Academies of Nashville, which lets students explore various careers. One of McGavock’s academies covers finance, and the school even has its own student-run credit union.

Families may also apply to schools not based on their address. One option for this area is Stanford Elementary School, which is rated higher than Pennington Elementary.

Opry Mills and Gaylord Opryland have many restaurants

There is a wide range of restaurants in the Opry Mills Mall, Gaylord Opryland Resort & Convention Center and the rest of Donelson:

  • Bavarian Bierhaus is popular for its beers and German food.
  • Old Hickory Steakhouse serves cocktails and high-end comfort foods.
  • Nectar Urban Cantina serves authentic Mexican food in an old Tudor-style cottage.
  • Keke’s Breakfast Cafe is a Donelson favorite for pancakes and waffles.
Hoff says she likes the Bavarian Bierhaus. “They have authentic German beers. They have Oktoberfest [and] the girls come out in their cute little outfits,” she says. “It’s very interesting. They have yummy food that’s very authentic German.”

Famous country music venues are close

Residents who like live music are in luck. The neighborhood is minutes from several venues, including the famous Grand Ole Opry. Along with housing a century-old radio broadcast, the Opry has hosted many big names over the years. The venue is known for its church-style seats, barn-themed and outside guitar installations. Another popular spot is the smaller and rustic Nashville Palace. “That’s where people go to start their careers,” Hoff says. “There are country music stars over the years that got their start there. They were dish washers or cooks, and they would get up on stage, get discovered and get a record contract.”

Residents are close to golf courses and Two Rivers Park

One of the Donelson area’s attractions is its parks and recreation. Sutherland Heights neighbors the Gaylord Springs Golf Links and isn’t too far from the Two Rivers Golf Course. “That’s huge,” Hoff says about being close to the two public 18-hole courses. Gaylor has a scenic, forest-lined course that peacocks and herons sometimes visit, while one of Two Rivers’ holes gives players views of the city’s skyline. The Two Rivers course is part of a larger park with a variety of attractions. The park’s attractions include a disc golf course, a dog park and the Wave Country aquatic center. Two Rivers Park is on the Stones River Greenway, which crosses the Cumberland River and lets cyclists go all the way to East Nashville’s Shelby Park area.
