A massive master-planned community that would include 3,400 single-family homes near Atlanta earned final permission to move forward from a local government board.
Geosam Capital, developer of The Grove, a project that covers nearly 1,300 acres in Henry County 30 miles south of downtown Atlanta, received zoning approval from the County Commission that clears the way for the project. The Grove "is positioned to become a regional hub for housing, commerce, and community life," Geosam said.
Aside from the homes, The Grove’s plans call for 3,760 apartments, 2 million square feet of commercial space, a mixed-use town center and a 180-room hotel, according to documents filed with the county.
The first phase that would include residential construction, road improvements and water and wastewater upgrades is set for 2028, according to Henry County documents and the developer.
The project located 22 miles from Hartsfield-Jackson Atlanta International Airport could take 25 to 40 years to build out.
"The Grove will shape Henry County's future for generations," said Patrick Brooks, vice president of Geosam Capital, in a statement. "Our phased approach ensures thoughtful, sustainable growth that benefits both current and future residents."
Amenities would 150 acres of green space, 35 "pocket" parks and eight miles of trails.
Geosam, a family-owned investment firm based in Duluth, Georgia, says it has developed more than 5,000 residential lots in Georgia and another 5,000 home lots in Florida.
