National builder M/I Homes plans to construct 260 new housing units in Lockport, Illinois, located in the southwest Chicago suburbs.
The Columbus, Ohio-based giant builds across eight states and 15 markets. In the town of Lockport, located 35 miles outside of Chicago, M/I Homes plans 132 detached single-family homes and 128 attached townhouses in a project called Sadie Ridge.
Sadie Ridge is slated for the northeast corner of Bruce Road and Shelbourne Drive, off Interstate 355. The land abuts other residential homes to the north and to the east.
The new single-family homes are set to be two floors and between 2,300 and 3,831 square feet with three to six bedrooms, 2.5 to 5.5 bathrooms, and a two- or three-car garage. Each includes a full basement and an open-concept floor plan.
The attached townhouses, called The Townes at Sadie Ridge, are planned to run between 1,780 and 2,000 square feet and have two to three bedrooms. One townhouse design offers a first-floor primary suite, with open main-floor layouts, a two-car front-loaded garage and a private patio.
The development intends to include a 3.2-acre park and a bike path throughout the neighborhood.
Pricing and design
Pricing is expected to be announced this fall when presales begin, according to the builder. On its website, M/I Homes said single-family Sadie Ridge homes start at $519,990 while townhouses in The Townes at Sadie Ridge start at $372,990.
The median price for a single-family home in Lockport is $499,990, according to Homes.com data from July.

According to Cheryl Bonk, M/I Homes vice president of sales and marketing, homes in Sadie Ridge might offer lofts or unfinished basements to give buyers an opportunity to expand in the future.
“And while these homes have many of the same popular floor plan features and design elements that made our Silo Bend and The Townes at Silo Bend in Lockport top-selling communities, the exterior elevations are all-new and a completely different look than anything we’ve built previously in Lockport,” she said in a statement.
M/I Homes first built in Lockport in 2015 with its Sagebrook development that finished in 2020, then Silo Bend in 2021, which included 220 homes. Sadie Ridge is located 3 miles south of Silo Bend.
The builder has selected its Barclay, Lyndale, Easton, Dunabar, Hudson, and Fairchild home plans for its single-family homes and has not announced plans for its townhouse product, according to its website.
Sadie Ridge covers about 78 acres that have not seen activity since 2009, when a different developer received approval by the town of Lockport for an age-restricted development. That project stalled and ultimately was not built because of the Great Recession.
Sadie Ridge is one of several projects M/I Homes is undertaking throughout the Chicago suburbs. Earlier this month, M/I announced its Townes at Barclay project in Lincolnshire, Illinois. It’s currently selling The Townes at Farmingdale in Woodridge and three developments in Plainfield, with some homes underway in Downers Grove and Naperville.
