A homebuilder has plans for four new neighborhoods in the southern suburbs of Raleigh, North Carolina, adding to an array of recent single-family and townhouse projects in that market and elsewhere in the state.

Toronto-based Mattamy Homes said in a statement that it will build 267 single-family residences and an unspecified number of townhouses among the four projects in Fuquay-Varina, Angier and Lillington. The locations range from a 35 to a 52-minute drive from downtown Raleigh, the state capital.

Mattamy entered the Raleigh-Durham market in 2017 when it acquired what it said at the time was the largest privately owned homebuilder in the region. Since then, the company has built new developments steadily in Raleigh, as well as in the Charlotte region, where it currently has at least four projects pending in Mooresville and Cramerton.

The largest of the four Raleigh neighborhoods Mattamy announced Monday is Bloom, a 138-house single-family project in Fuquay-Varina. Buyers will have a choice of ranch and two-story options with three to at least five bedrooms and prices starting in the mid-$300,000s, the company said. Residents will have access to shared green space, including ponds, according to the statement.

Clarabella, a second development in Fuquay-Varina, will have similar prices and sizes, but just 42 houses. The location provides good access to Raleigh, Mattamy said, and businesses in Research Triangle Park, a hub of economic activity for the region. Both projects are located approximately 5 miles from downtown Fuquay-Varina, a town of around 36,000 people.

The other two new neighborhoods are a bit farther from Raleigh. Mattamy will include 94 townhouses in the Powell development in the town of Angier, just over 7 miles south of Fuquay-Varina. The townhouses will start in the upper $200,000s and feature three bedrooms, as well as one- or two-car garages. Residents will have access to a pool, cabana, playground and walking trail.

Seagrass Landing, the fourth neighborhood, is in Lillington, the farthest location from Raleigh. It will have 87 single-family home sites with prices and sizes similar to those Mattamy is building in Fuquay-Varina.

Two aspects of Lillington that make it appealing, the company said, are its location on the Cape Fear River, which provides various recreational opportunities, and its relative proximity to the Fort Bragg U.S. Army base 24 miles south.

"Each new neighborhood offers something unique,” Donna Kemp, vice president of sales and marketing for Mattamy's Raleigh division, said in the statement.
