A long-planned development is moving forward outside Atlanta in a city at the foot of the Appalachian Mountains.
Homebuilder Ashton Woods and an affiliate of land developer Masterworks Atlanta say they intend to build 300 single-family homes, townhouses and cottages along the Etowah River on Walnut Grove Road in Cartersville, Georgia. The project, Langston Reserve, also will feature 3 acres of commercial space.
The development, four years in the making, has received all government approvals, according to the companies.
The mix of housing will provide options for families, young professionals and downsizing buyers who will have neighborhood services nearby, the development team said.
“Our vision has always been to create communities that stand the test of time,” said Bernie Smith, CEO of Masterworks affiliate Manor Restorations, in a statement.
Ashton Woods, based in Alpharetta, Georgia, did not release prices or announce when sales would begin. A company spokesperson did not immediately return a phone call for comment.
Cartersville, in Bartow County about 45 miles northwest of Atlanta, has a population just topping 25,000 residents, up about 8% from 2020, according to the U.S. Census.
The city has three Smithsonian-affiliated museums, diverse outdoor recreation options and a thriving theater community, according to Homes.com.
The median sale price for homes in Cartersville over the past year is $327,500, up 2% from the prior year, Homes.com data shows. Housing in and near the city includes new-traditional homes, early 20th-century bungalows, midcentury ranch-style homes and townhouses, according to Homes.com.
This is Ashton Woods' first community in Cartersville. The company is the nation's 12th-largest homebuilder based on 9,286 home sales last year, according to Builder magazine.
