A buyer's wish list can be long in this HGTV era, but housing experts say tastes are shifting with the times.

Buyers are paying extra attention to kitchens, bathrooms, laundry rooms and — of growing interest — technology, according to Bill Darcy, CEO of the National Kitchen & Bath Association, and Rose Quint, assistant vice president for survey research at the National Association of Home Builders. Both spoke about trends at the National Association of Real Estate Editors' annual conference in New Orleans on Tuesday.

Here are the latest trends they said buyers are seeking:

Kitchens

Large spaces with enough room for a table or even two islands are hot. Buyers also want walk-in pantries, water filtration systems, pull-out shelves, granite countertops and recessed lighting.

“The island is the gathering place for the home,” Darcy said. “They are using that kitchen for multipurpose. Dining rooms don’t exist in new homes, really.”

Bathrooms

Buyers scrutinize these spaces closely. They often prefer ceramic tile walls, granite vanity tops, and, if possible, multiple shower heads.

“It’s about how do you create a spa within your home,” Darcy said.

Laundry rooms

Laundry rooms are all about convenience and ease of living for buyers, King said.

“You want to put that stuff behind a door,” Quint said, “and get to it when you have time and not look at it at all.”

Technology

An increasing number of buyers, Quint said, want technology to increase their home’s security and manage temperature. Security cameras, smart thermostats, and video doorbells rank at the top of many buyers’ wish lists.

“They seem simple,” Quint said, “but this is what they most want in terms of technology.”
