Two real estate teams — both led by YouTube stars — are joining forces in Houston under the eXp Realty umbrella.
The Bellingham, Washington-based brand announced Tuesday that Kyler Ferris, founder of the Ferris Realty team in Conroe, Texas, has rejoined eXp Realty after exiting in 2023 to launch an independent brokerage. His 45-agent team clocked $164 million in sales volume in 2024.
More than his team and sales, though, Ferris brings his YouTube presence with his “Living in Houston, Texas” channel, which drove nearly half of his team's 368 transactions in 2024. The channel has more than 46,000 subscribers and includes long-form videos, such as home tours and tips for homebuyers.
In coming to eXp, Ferris is joining forces with Joe Rodriguez, an existing eXp Realty agent with his own YouTube channel: “The Original Living in Houston Team.” Rodriguez’s channel posts similar content to Ferris’s, and it has some 60,000 subscribers.
The duo is creating a “YouTube-powered mega team model where agents convert inbound leads from high-value video content rather than traditional prospecting” with plans to expand across Texas and the country, according to executives.
“This is a textbook example of how innovation and authenticity can reshape an entire market,” Leo Pareja, CEO of eXp Realty, said in a statement.
Jason Mayo, director of operations at Ferris Realty, said the team moved back to eXp to maintain their “brand identity.”
“EXp’s model lets us keep the Ferris Realty brand while gaining the infrastructure and scale we needed,” he said.
