A fast-growing city in Phoenix could see hundreds of new housing options.
On Nov. 25, the city of Buckeye's Planning and Zoning commission heard a presentation for Coyote Crest — a project that could deliver 901 new units across different housing options just to the north of Interstate 10 near 231st Avenue in Buckeye.
The commission recommended approval on a unanimous vote. The proposal for Coyote Crest will move on to Buckeye City Council for its consideration at its Dec. 16 meeting.
Coyote Crest was proposed by landowner Skyline 62 LLC, an entity led by Phoenix developer Scott Ward.
The project would be built on about 64 acres and be broken up into three development blocks: 275 detached cottage-style homes, 170 duplex townhomes and 456 garden-style apartments.
"Overall, Coyote Crest will introduce new residential opportunities with distinct architectural styles and forms, integrated common and improved open spaces, and other character-defining features that contribute to the identity of the overall community," the project team wrote in its application.
Coyote Crest could join ongoing developments in Buckeye
Phoenix's West Valley has been a population magnet, with relatively affordable entry prices for homes and ample developable land for new residential and commercial construction.
Buckeye is the fastest-growing West Valley city in Maricopa County, with its population jumping more than 20% between 2020 and 2024, according to an analysis of U.S. Census Bureau data by CoStar, Homes.com's commercial real estate data affiliate.
Over those years, more industrial and commercial projects have made their way through the city approval process.
"There's a need being created. That need is for more diverse housing," said Sean Banda, a senior planner with the city of Buckeye.
"We want to provide some housing and buying power that helps sustain that retail," added Alan Beaudoin, a principal with Norris Design — the land planner for the project.
Major housing developments have come together as well, led by the 37,000-acre Teravalis project by Howard Hughes Communities. The project plans for 100,000 homes with 300,000 residents and 55 million square feet of commercial space, parks, schools and more.
The first residents of Teravalis moved into their home in late October.
The city of Buckeye reported a median sales price of $407,662 and an average home value of $447,539 in October, according to Homes.com.
