In Las Vegas, the green isn't just in the casinos. Oasis-like equestrian estate asks $17 million.

Las Vegas is known for its dazzling neon lights, windowless and clockless casinos and towering hotels — but trek just 20 miles north to 7330 N Rainbow Blvd., and it feels like another world.

The nearly 10-acre equestrian property is equipped with an Olympic-sized arena, a 16-stall barn, seven pastures, trails and a clay tennis court.

And that’s not including the Santa Fe-style stucco main house and two casitas.

“You don’t feel like you’re in the desert. There are big trees, lots of grass,” real estate agent Ivan Sher said of the property. “It’s a home that’s nestled within this kind of magical space.”

Now, the estate is for sale, for $17 million, according to the listing on Homes.com. Sher, of IS Luxury, is representing the seller.

In all, there are seven bedrooms and eight and a half bathrooms spanning more than 11,000 square feet.

Serving up saddles, set points and Sauvignon blanc

Equestrian properties aren’t a rarity on the outskirts of Vegas, Sher told Homes.com, so it’s the non-equestrian features of the Rainbow Boulevard property that make it stand out.

“There are so many equestrian-style properties that are simply just that. They’re designed for people that have horses — and they’re beautiful — but they don’t have any character,” he said. “They’re horse properties, and that’s it.”

For example, Bill Tull, known for his Santa Fe-inspired style, designed the main house and casitas.

There’s also a former bunker that was converted into a 4,000-bottle wine cellar with underground tasting rooms, as well as “millions and millions of dollars of landscaping on the property."

While that adds to the residence’s appeal, it also means the property requires a lot of upkeep.

Sher said he wasn’t sure of the extent of work needed to upkeep all 10 acres plus the amenities, but he said the current owners have groundskeepers who once even lived on the property.

That said, Sher thinks this property could be a fit for a horse lover — or just someone who’s looking for a spacious home close to the city.

“The calls I’ve been getting, the showings we’ve been doing, these are people that are looking for another property and didn’t realize that this kind of property was available in Las Vegas,” he said. “You’re literally minutes from the strip, but it feels like you’re like a world away.”
