Sales have begun for a new townhouse village in an area of metropolitan Orlando experiencing significant growth.
The Sanctuary Townhomes in Clermont from KB Home will have 50 units on roughly 20 acres. Homes are offered in three two-story floor plans, all of which have three bedrooms and two and a half bathrooms, starting at 1,463 square feet. The community also features a pool, playground, clubhouse and fitness room.
Construction began in June with an undisclosed completion date, according to a spokesperson for KB. Prices start around $280,000.
Site is 10 miles from Disney World
Situated off U.S. Highway 27, a major corridor in Lake County, the development is approximately 10 miles northwest of the entrance to Walt Disney World and less than 10 minutes south of Clermont’s Olympus, an upcoming master-planned development that will include athletic training fields and facilities, plus residences and hotels.
Clermont, a formerly rural community of metropolitan Orlando, has taken a lot of the growth that has filtered into Central Florida in recent years, as developers and would-be homebuyers hunt for less expensive land outside the metropolitan center.
“In the period since April 2020 alone, the city’s population has expanded by more than 18%, fueling a brisk new housing construction pipeline,” said Lisa McNatt, director of market analytics for Central Florida for Homes.com.
Area poised for more growth
McNatt points to U.S. 27 and the growing Wellness Way corridor, where Olympus is underway, as hotspots for emerging housing development. For example, in 2024, Florida-based GT Homes bought more than 2,500 acres for $166.5 million just south of the city, according to county records.
"Many are drawn to the city’s topography, which offers rolling hills uncommon in the Orlando area," McNatt said. The city has been designated as a bicycle-friendly community by the League of American Bicyclists and a runner-friendly community by the Road Runners Club of America.
“Several major national retailers, including Costco and Sprouts, have either opened or are planning new locations in Clermont, attracted by the area’s demographics and population density,” McNatt said.
Clermont’s downtown is also getting revitalized with projects such as the Lumberyard District, a planned mixed-use development that will include 392 apartments and 53,100 square feet of commercial space.
