A national homebuilder has opened a new community in a rapidly growing corner of Central Florida.

KB Home launched sales in November of Chapel Manor, a 153-home subdivision in Zephyrhills, roughly 30 miles east of Tampa.

Single-family homes are available in seven floor plans, ranging from 1,272 square feet to 2,385 square feet, and featuring three to six bedrooms in one- or two-story models. Homes start at $305,990.

The area is known for outdoor recreation, with connections to several hiking trails and proximity to Crystal Springs Preserve and other parks. Several golf courses are located near the community, including Tampa Bay Golf & Country Club and Lake Jovita Golf & Country Club.

Chapel Manor is within 3 miles of New River Elementary School, Centennial Middle School and Zephyrhills High School, which was one of the main attractions for the community, a KB Home spokeswoman told Homes.com in an email.

Retail options expand

Shopping was another reason KB selected Zephyrhills. The community has direct access to a variety of retail and dining centers, including Krate, The Grove at Wesley Chapel, The Shops at Wiregrass and the Tampa Premium Outlets.

Zephyrhills and the surrounding area have seen an increasing investment in recent years, with an influx of residents flowing into Pasco County following the pandemic. The median home price was $372,600 in October, down 0.6% from the previous year, according to Homes.com research.

“Homebuilders, like KB Homes, continue to expand into Pasco County,” said Michelle Rumore, Homes.com director of analytics for the Tampa region. “The county has led the Tampa Bay region in population growth over the past several years, with areas such as Zephyrhills and Wesley Chapel experiencing rapid growth. As the population has grown, retailers, employers, and hospitals have flocked to the area, providing residents with a wealth of services within a short distance."
