Lennar moves forward on additional homes for community south of Phoenix

The 126 homes would add to existing affordable homes in Anderson Farms

National homebuilder Lennar is up for a key city council vote that would add to its affordable housing stock near Phoenix.

Lennar is planning 126 homes within the Anderson Farms master-planned community in Maricopa, Arizona.

The project, named Anderson Farms Phase 3A, would deliver homes on lots ranging from 5,400 to 6,000 square feet, according to project documents.

Should the project move forward, it would join existing homes that Lennar has built within Anderson Farms. Lennar opened two collections in August and is actively selling homes that are priced from the mid-$200,000s.

Lennar looks to deliver affordable homes in Maricopa

At that price point, Lennar is selling homes below the average home value within Maricopa, where homes carry an average value of $367,233 as of October, according to Homes.com data.

The latest phase encompasses 32 acres, with more than seven acres designated for open space.

The development plan for Anderson Farms encompasses more than 2,000 homes spread across 569 acres, according to project documents.

Maricopa City Council will consider the final plat at its Nov. 4 meeting. This phase of development has been making its way through the city for over a year and follows an initial approval won last December.

Maricopa recorded a 25% jump in population from July 2020 to July 2024. Its availability of vacant land has made it a popular option for manufacturers looking to build out their operations in recent years.

Builder grows its Phoenix housing pipeline

Lennar has several projects underway throughout the Phoenix area. Last month, the Buckeye City Council voted to approve the next phase of the builder's Ventana Ranch community that brings 253 new homes to fast-growing Buckeye.

Elsewhere in Buckeye, Lennar opened its model homes in the Floreo village in the Teravalis master-planned community. Lennar is among the first builders committed to the first neighborhood in Howard Hughes Corp.'s 37,000-acre Teravalis community.

Lennar is also planning its first two developments within Gilbert. The two projects — Willowbrook and Harvest Grove — call for about 1,800 homes.

Publicly held Lennar is the nation’s second-largest homebuilder based on 80,210 sales last year, according to Builder Magazine.
