If sold for asking, a $7.49 million St. Louis-area penthouse would be one of the priciest condo sales on record in the market.
The property spans 7,719 square feet with three bedrooms, four full bathrooms and one half-bathroom. Unit 2801 is located on the 28th floor of The Plaza in Clayton Residences building, which listing agent Alex Thornhill of Janet McAfee Real Estate describes as the “premier building” in downtown Clayton, Missouri.
The second priciest condo listing in the area — the penthouse located one floor above this one — supports that, with an asking price of $4.5 million. That penthouse went under contract on Tuesday. It was initially listed in April for $5 million and cut its price twice this summer.
What differentiates Unit 2801 from its less costly counterpart is the 2,800 square feet of outdoor space and modernized interior, said Thornhill.
Spokespeople for the St. Louis County assessor's office and the city of St. Louis said a price of $7.49 million would be the highest condo sale in the region since at least 2020.
Top dollar for amenities, design
Four outdoor terraces surround the full-floor unit on every side, while inside, an extensive remodel expanded the floor plan and added amenities.
The sellers purchased the unit in 2018 for an undisclosed price, though the listing at the time was $4.5 million. Today’s asking price of $7.49 million is a 66.6% increase.
The seller, according to public records, is a former president of the multibillion-dollar international engineering firm Emerson Electric Co. Since purchasing, the seller worked with local interior designer Jimmy Jamieson to create a space with contemporary flair and a transitional touch.


“This looks significantly different from when they purchased it,” said Thornhill. “It has undergone a full transformation.”
The condo has a 500-bottle wine room, a butler’s pantry with shiny black lacquer-painted cabinetry off the main kitchen and a primary suite with three walk-in closets, an office and a sitting area. The kitchen and butler’s pantry feature black and white marble floors in herringbone and checkered layouts with Wolf and Sub-Zero appliances.
An open living room has a Venetian plaster fireplace, and bathrooms feature marble and onyx.
The condo building was built in 2003, and Unit 2801 comes with a $4,755 monthly homeowners association fee, in addition to the monthly mortgage of about $49,269 if purchased with a 20% down payment with a 30-year fixed-rate mortgage. The HOA fee covers amenities such as building maintenance, a doorperson, fitness center, dog park, four parking spaces, valet parking, club room, game room, conference center and rooftop deck.

Luxe pocket of St. Louis
In the past year, the most expensive condos to sell in the St. Louis metro area never surpassed $3 million.
In October, a three-story townhouse sold for $2.85 million and in March, a 15th-floor penthouse closed for $2.5 million, according to Homes.com.
The only listing more expensive than this one is a $9.95 million single-family home built in 2024 with 7,383 square feet, four bedrooms and seven bathrooms.
All three of those properties, and the high-asking Unit 2801, are located in Clayton, an upscale pocket right outside St. Louis.
“Clayton can be viewed as the downtown of St. Louis County. There’s quite a bit of business, our best restaurants, and lots of infrastructure around,” said Thornhill. “Shopping destinations are all around Clayton. … It’s a very central location and very desirable for its walkability.”
The suburb is near Washington University and major company headquarters, such as battery manufacturer Energizer Holdings, global healthcare company Centene Corporation and the aforementioned Emerson Electric.
The average home value in Clayton, according to Homes.com, is $909,241, and the median household income is nearly $130,000 compared to the national median of $71,702.
