Nashville, Tennessee, continues to grow and evolve, with a large hotel and condo development the latest entry onto the Music City’s development scene.
The Residences at the Nashville Edition will include 84 homes on the upper part of a 28-story tower in The Gulch, according to New York-based project developer Tidal Real Estate Partners. The project will carry the brand of Marriott Hotels’ boutique affiliate Edition, with 282 hotel rooms on the lower 12 floors. Condo residents will have access to the same amenities that hotel guests enjoy, including a pool on the 12th floor, a rooftop bar, private restaurants and a ballroom.
The neighborhood — called The Gulch due to its location hemmed in by a railway line and Interstate 40 — features a large number of modern high-rise residential buildings, as well as older industrial structures that have been adapted into restaurants, bars or event spaces, according to Tidal CEO Mick Walsdorf. It’s also close to Broadway, which leads east to the heart of Nashville’s downtown entertainment scene.
“There’s some cool identity there — it’s sort of an interesting mix of old and new, very walkable,” Walsdorf told Homes.com about The Gulch. “It’s easy to get to Broadway if that’s what you’re up to, but you’re also off it in a way that’s comfortable and calm.”
Walsdorf said he anticipates that about a third of condo residents will live there full-time, with another third staying there frequently. The rest will treat their homes as pieds-à-terre, he said, visiting occasionally for work or entertainment reasons.
Nashville has long lacked a high-end condo development, Walsdorf said, and the city needed one that has a contemporary aesthetic that fits the city. Tidal’s building will satisfy both needs, he said.
Most condos will have two to three bedrooms, but there will be a few smaller units available. Pricing will start at $1.6 million for a one-bedroom unit of about 1,300 square feet. A small number of penthouse units at the top of the tower will have views of both the hills west of Nashville and the downtown area immediately to the east.
Tidal began work on the tower in November and obtained a construction loan for the project earlier this month, Walsdorf said.
