A national homebuilder is planning an upscale subdivision inside one of the Tampa region’s most storied neighborhoods.
Toronto-based Mattamy Homes announced the plans for SeaWinds, a 76-home subdivision in St. Petersburg. Construction is expected to begin in the spring with home sales targeted to start in late summer, according to the company.
SeaWinds will start with 16 townhouses and 20 single-family homes. The townhouses will come in four floor plans, each measuring roughly 1,850 square feet. The three single-family home floor plans will range from 2,100 to 2,380 square feet. Another 40 townhouses will follow in a later phase.
Both styles of home will feature private courtyards and two-car garages. The garages will be detached from the townhouses.
The townhouses will start in the $600,000s, while the single-family homes will be priced beginning in the upper-$700,000 range, according to Bob Meyn, president of Mattamy's Tampa division.
New homes for an old neighborhood
The community will be in Pasadena on the Gulf, a neighborhood noted for its brick streets and water views. The district was designed in the 1920s by investor Ivan “Handsome Jack” Taylor. Residents have quick access to the beach via the Treasure Island Causeway.
Home values in Pasadena on the Gulf are $492,509, higher than the Tampa market’s November median sales price of $374,950, according to Homes.com.
Mattamy selected the neighborhood because it was primarily built out with mostly aging homes, Meyn told Homes.com in an email.
“There is the scarcity of new-home opportunities for homebuyers in this part of the city,” he said. “With very limited new construction in the surrounding area, SeaWinds allows Mattamy to deliver the benefits of modern design … in a location where buyers rarely have that option. It’s a unique chance to offer new homes that complement the character of the neighborhood while meeting the needs of today’s homebuyers.”
Homes.com lists only 11 homes for sale as of Dec. 15 in Pasadena on the Gulf.
Mattamy has 43 active neighborhoods selling in Florida, according to the company’s website. The Canadian company has multiple projects in development around the state. The firm recently launched the next phase of the 4,200-home master-planned South Florida community Newfield. And Mattamy filed plans in Orlando for the next 254 homes in Meridian Parks, a master-planned community that is expected to include 4,000 residences.
