The stars aligned for Larissa Hoss on Memorial Day weekend.
As the listing agent for a new-build, 5,900-square-foot home in the Pine Canyon luxury golf community in Flagstaff, Hoss knew there would be strong buyer interest as construction neared completion, but it would take time.
Hoss, an agent with Compass, told Homes.com that Pine Canyon draws interest from those looking for a second home, and the new buyers of 3699 S Woodland Hills Drive, which sits along the Pine Canyon Club's fifth hole, are no different. But the first time they took a look, the house had not been completed, and the northern Arizona town was still coming out of winter's cold and snowy weather.
They weren't sold.
Fast-forward to late May, and Hoss remembers preparing for the "big kickoff" to the summer in Flagstaff. With temperatures already starting to eclipse 100 degrees in Phoenix, Flagstaff can serve as an escape for those who can get away during those hot months. But it's also prime time for dealmaking.
"From a seller agent perspective, for all the people that I had interested in looking, it was important [for them to get a deal] done that weekend, because I think they knew we were going to have a lot of traffic and a lot of eyes on it," she said in an interview with Homes.com. "If you had any interest beyond just looking, that was the time if you were going to [move forward]."
On the Friday of Memorial Day weekend, the sun had come back out, and the Pine Canyon home was ready to be staged and shown off. It also meant the pressure mounted for anyone who fell in love with the house to act fast. Hoss said a big open house was held, and the home went under contract with the buyer that day.
The listing appeared on Homes.com with an asking price of $7.25 million. Compass announced the deal closed on July 2, with Hoss confirming the property had traded hands for $6.99 million. Hoss' colleague, Meredith Esner, represented the buyer, who was not disclosed.
The home was a collaboration between homebuilder Two Hawks Design & Development and architecture firm The Ranch Mine, both based in Phoenix. Surrounded by trees, mountains and fairways, the home has five bedrooms, five and a half bathrooms, a three-car garage and is equipped with three fireplaces and a built-in barbeque.
Of the 35 homes listed for sale in the Pine Canyon neighborhood, 22 of them are listed at over $1 million, according to Homes.com.
Compass's deal for this golf course community home comes just days after completing a $25 million transaction on behalf of the buyer to purchase a 14,369-square-foot home in Silverleaf — a gated community in Scottsdale's DC Ranch neighborhood. The neighborhood is also home to Silverleaf Country Club, a par-72 golf course.
