New Jersey brokerage Parlay joins Keller Williams franchise Village Square

Keller Williams has been expanding its presence across the Garden State

A North Jersey real estate brokerage has joined Keller Williams, both companies announced this week.

The Parlay Group of Ridgewood is now under Keller Williams Village Square Realty, a franchisee that's also based in Ridgewood. The Parlay affiliation is the latest move in Keller Williams expanding its presence in the Garden State.

Real estate agents Hipolito Touron and Anthony Zito co-founded Parlay and grew the brokerage to its 12-agent staff today. The Parlay roster also includes Ariel Morel, Tricia Perez, Filiberto Ramos and Janet Ramos, all of whom have now become Keller Williams agents. Combined, Parlay sold 263 units in 2024, garnering $90.6 million in sales, Keller Williams said Wednesday.

David Lotan, co-team leader at Keller Williams Village Square, said in a statement that the brokerage is thrilled to have Touron, Zito and their "exceptional" Parlay agents.

"Their track record speaks for itself, from high-volume production to a culture of mentorship and customer service," Lotan said.

Touron has closed more than $65 million in real estate sales and has 15 years of experience in the luxury home, investment property and first-time homebuyer markets, Keller Williams said. Zito is a former stockbroker who has closed more than $100 million in real estate sales in the past decade. Zito said he and his co-founder joined Keller Williams because the company's team structure "is unlike any other real estate company."

"Additionally, as we continue to grow, we’re focused on using AI and technology to maximize our time to dedicate it back to our clients," Touron said in a statement.

Keller Williams has over a dozen affiliate brokerages — including Cherry Hill, Jersey City, Montclair, Princeton and Robbinsville. The company had 145,042 agents nationwide in 2024.

Aside from Parlay, a Fort Lee-based brokerage, the Nunez Group joined Keller Williams City Views in April. The Nunez Group sold 265 units — generating $123.4 million in sales — in 2024, Keller Williams said in a separate statement. Keller Williams also expanded its Jersey footprint last year by merging with Clearview Realty in Sparta.
