Oceanside estate 'built with a beachgoer's DNA' up for sale at $75 million

California compound made for wellness-focused buyers, listing agent says

A newly built oceanfront estate in one of Southern California’s coveted luxury enclaves has hit the market, and agents say it’s suited to a wellness-focused buyer.

The property known as Ocean House Del Mar was listed for $75 million last week, according to a Homes.com listing. With a 20% downpayment of $15 million, the monthly mortgage payment on the estate in Del Mar, California, would be about $418,000.

It’s one of just 83 oceanfront properties in the area, according to listing agent Rande Turner of Pacific Sotheby’s International Realty. He described the estate as among “the most exclusive real estate in California” in a statement.

The sandy lot was originally purchased in the 1930s by a local family, Turner said in a statement. It sat undeveloped for nearly a century until 12 years ago when planning and development of the estate began. Construction on Ocean House Del Mar was completed in October.

In all, the property spans 30,491 square feet and includes a main house and two guest houses, according to the statement. Because it was “conceived for functional elegance, prioritizing space for entertaining and beach lifestyle” it also has a 75-foot beachfront deck with a fire pit and private beach access as well as a pool and spa.

Those amenities make the estate well-suited for a buyer who wants to live, relax and host on the beach, Turner said in an email.

“This buyer prioritizes wellness pursuits and lifestyle as the ultimate perks,” he said.

“Being able to gather with your family and friends and create beachside rituals. Ultimately, to slow life down.”

Built like a 'superyacht'

More than that, the property’s construction sets it apart from other listings, Turner said in his email.

“This is a one-of-one property," he said. "There is nothing compared to it in Southern California."

The estate was “built like a custom superyacht to withstand the elements without sacrificing style or comfort,” Turner said. In addition to the house’s marine-grade building materials, the property is also protected by a seawall built in 2021.

“It was built with a beachgoer’s DNA and future generations in mind,” according to the statement.

Turner also emphasized the property’s location in Del Mar, an area known for record-breaking sales and its famous residents, including the Gates family. Del Mar offers a mix of the “rare charm” of early California, while giving buyers access to “enviable wellness pursuits” and job opportunities in the biotech and lifestyle industries, he said.

In the past year, the median sales price for single-family homes in the Del Mar market was $3.8 million, Homes.com data showed. That’s significantly higher than the national average of about $417,000, according to the National Association of Realtors.

And with its price tag, Ocean House Del Mar is this year's most expensive listing in the neighborhood, according to Turner. So far this year, California’s most expensive listing is a Los Angeles house with an asking price of $195 million.
