In a small town roughly one hour west of Philadelphia, there is a property for sale at $1.3 million that is a home and business rolled into one.

The two-story property at 100 Warwick Road in Elverson, Pennsylvania, has six bedrooms and three bathrooms across 2,628 square feet. It also has two kitchens, two laundry rooms, and a basement. Those amenities are nice, but the property's most amazing feature is the auto body shop, listing agent Brenna Barkasi said.

"This property needs a very specific buyer," Barkasi, an agent at United Real Estate, told Homes.com. "The property is unique, and I think it needs someone who sees the value in it."

The home, built in 1975, sits on a 4.7-acre lot — some of which is zoned for commercial use. A portion of the land is already being used as bulk storage for a landscaping company, an arrangement the home's new owners could keep in place should they choose to do so, Barkasi noted.

Because of how much space 100 Warwick offers, Barkasi said, the property would perhaps be ideal for someone who owns a trucking or hardscaping company.

The home and auto shop sits in Elverson's Warwick neighborhood, where the housing stock consists of Cape Cods, Colonials, and ranch-style properties — some of which date back to the mid-1800s — and it's common for homes to sit on acres of land.

Elverson itself is a rural community in Pennsylvania's Piedmont region, which is also home to the state capital, Harrisburg. Present-day Elverson began its existence as a mining settlement, where workers extracted iron ore in the late 17th century that was eventually used to make furnaces.

Today, Elverson has "an old-school charm" and a strong motocross community, Barkasi said. The housing stock is diverse — running the gamut from old farmhouses and megamansions to townhouses and trailer parks, she added.

The home's current owner has lived at the property for over 15 years and is looking to downsize. He owns the on-site business, known as Warwick Auto Body, and is a working mechanic, she said.

Warwick Auto Body is a seven-bay facility with a 10,000-pound hydraulic lift and two 80-gallon air compressor tanks. To be sure, the home's new owners will have the freedom to reimagine Warwick Auto Body however they deem fit, Barkasi said.

"They can continue it as is, or they can use the space for their own business," she said. "He's also open to staying and operating the business. If they lease it back to him, he [the owner] can still run the business."
