PulteGroup has received the thumbs up for more homes in Buckeye, Arizona's Festival Ranch master-planned community, just weeks after getting the green light for another project in the development.
The Atlanta-based builder received approval from the Buckeye City Council on Oct. 21 for its final map for 126 homes in Festival Ranch, which spans more than 10,000 acres in northwest Buckeye. This community within Festival Ranch will be age-restricted, according to project documents submitted to Buckeye.
The project, located on 42 acres near Beardsley Parkway and 279th Drive, will be built just to the west of Pulte's recently approved 191-home project. Nearly 15 acres of Pulte's new project will be dedicated to open space and walking trails.
Festival Ranch features a mix of residential, entertainment, commercial and community use and has been in development since 2000 in the city of Buckeye.
Del Webb is Pulte's brand name for 55-and-over communities, although the documents did not specify whether it would be a Del Webb community. It has an active community within Festival Ranch called Sun City Festival. This development features two- and three-bedroom homes that range in size from 1,280 to 3,343 square feet.
Homes in Sun City Festival carry a starting price of just under $325,000, with some options going up to $673,000.
The city of Buckeye reported a median sales price of $410,00 and an average home value of $449,033 in October, according to Homes.com.
Pulte, a publicly traded company, is the nation’s third-largest homebuilder based on 31,219 sales last year, according to Builder Magazine.
Pulte's new projects contribute to a rush of activity within the city of Buckeye. The approval comes on the heels of Buckeye leading all Phoenix neighborhoods with 278 new for-sale listings added during September, according to Homes.com data.
