Sales start at Austin Point development with plans to bring 10,000 homes to Houston area

Master-planned community in Fort Bend County, Texas, to be 'place where front porch living thrives,' developer says

A developer and builders have launched sales at a master-planned community expected to bring 10,000 single-family homes to the Houston area over the next 15 to 20 years.

The Signorelli Co. said the 125-acre first phase at Austin Point in Fort Bend County, Texas, is planned to have 421 homes by nine homebuilders. Home sizes will range from 1,500 to 4,500 square feet and come in a mix of architectural styles, including Texas Ranch, Mediterranean and Tudor Revival, the company said. Prices range from the mid-$200,000s to the mid-$700,000s.

The 4,700-acre project that is also expected to contain 4,000 multifamily units would be the largest in Fort Bend in decades, according to Houston-based Signorelli. It is located at the Fort Bend Parkway and Grand Parkway extensions, due to be completed by late 2028.

The Houston metropolitan area added more than 198,000 residents between 2023 and 2024, making it the nation's second-fastest-growing region behind New York-Newark-Jersey City, according to the U.S. Census.

The year-over-year median sale price for all housing types in the Houston area rose 0.4% in August from a year ago, according to Homes.com. The August showing was an improvement from the 2.9% annual decline in July, the third-largest fall among the 40 largest U.S. housing markets, the data shows.

Prices are leveling out as more owners list homes, townhouses and condos for sale.

Project at center of growth

Still, the region's long-term potential is vast, and Austin Point will be at the center of population growth, noted Itziar Aguirre, senior director of market analytics for Homes.com.

"I would imagine housing demand, especially in areas like this with proximity to major employers, will remain strong for years to come," she said.

The nine homebuilders in the first phase are Ashton Woods, David Weekley Homes, CastleRock Communities, Newmark Homes, Westin Homes, Perry Homes, Beazer Homes, Drees Custom Homes and William David Homes.

Austin Point homes will face pedestrian pathways and green spaces, and the development will have public areas to promote interaction, the developer said. The first phase will include The 1824, a social hub featuring a cafe, wine bar, covered porches, a concert pavilion, beer garden, food truck court and children’s play area. It's expected to open in February.

"We’re creating a lifestyle built on connection, opportunity and community — a place where front porch living thrives and people from different backgrounds and life stages can lead a fulfilling lifestyle," Signorelli CEO Danny Signorelli said in a statement.

The next two phases will include more homes, retail centers and a school, the developer said.
