Builder plans 150 homes as second phase of Legacy Place in Glendale

Shea Homes plans to add to its housing portfolio near Phoenix with a pitch for 150 new homes in Glendale, Arizona.

The Scottsdale-based builder filed plans for the second phase of development at Legacy Place in Glendale — a city roughly 10 miles northwest of Phoenix. The pitch calls for 151 lots on 35 acres near the southeast corner of Northern and 75th avenues, bordering the city of Peoria.

The second phase will be east of the first phase of Legacy Phase, which consisted of 269 lots on 79 acres. Homes built in both phases are expected to be occupied by 2028, according to a traffic impact analysis.

Lot sizes for the second phase will range from 4,800 square feet up to 6,250 square feet.

The site is currently used for agricultural purposes, with livestock areas and a dairy operation that will shutter once development starts, according to project documents.

Shea Homes paid $11.3 million in March 2020 for the land, according to an affidavit of property value recorded in Maricopa County.

Glendale's planning commission will consider Shea Homes' proposal at its Sept. 25 meeting.

Scouting more land deals near Phoenix

In the project narrative, Shea Homes said its plans add to activity for the "evolving area" within Glendale.

Homes in Glendale carry an average value of $438,078, which lags the U.S. average of $549,687, according to Homes.com

Shea Homes is actively selling lots at its Ascent at Legacy Place community in Peoria, just north of the Glendale projects. Prices for these homes start at $545,990. Construction is ongoing at Ascent, and 12 homes have been sold in the community as of Sept. 24, according to Shea Homes' website.

Shea Homes could not be reached for comment.

Earlier this month, Shea Homes talked with Homes.com following its acquisition of a prime 23-acre chunk of land in Chandler. There, it plans a new 93-lot community called Symmetry at Magnolia.

Ken Peterson, vice president of sales and marketing at Shea Homes, told Homes.com that more land acquisitions are on the horizon for the builder to bolster the 14 active communities it has throughout Phoenix.

Shea Homes ranked as the nation's 34th-largest homebuilder based on 2,511 home closings in 2024, according to Builder Magazine.
