A selection of 14 newly built homes hit the market on Wednesday, launching the sales of a Northville, Michigan, development called The Downs. The project is expected to comprise 443 housing units upon completion.

The current for-sale inventory ranges from $989,000 to $1.76 million for single-family homes, townhouses and brownstones. The suburban Detroit project spans 48 acres of what was previously the Northville Downs racetrack, which closed in February 2024.

Seven brownstone units, ranging from 2,675 to 2,823 square feet, start at $1.76 million. These units include four stories with a modern, urban-inspired aesthetic, private elevators, rooftop terraces and first-floor studios.

Four townhouses, ranging from 2,445 to 3,207 square feet, start at $1.08 million and feature traditional architecture, offering first- or second-floor primary suites.

Three single-family houses, each with 2,427 square feet, are priced starting at $989,000 and feature front porches, as well as two- to four-bedroom layouts.

A furnished four-bedroom townhouse model also opened on Wednesday.

An additional 44 units can be currently reserved, with some located in the condo building, called The Stinson Building, and others in the Beal Street Townhomes, which face River Park, as well as the Central Park Townhomes situated in front of Central Park.

Development to extend downtown Northville

In total, the development plans to build 443 housing units, including 42 condos, 15 rowhouses, 48 homes attached by one wall to one unit, 66 single-family detached homes, 94 townhouses and 178 rentable apartments.

The apartment building is slated to be completed in late spring 2027.

The Downs, which broke ground in May 2024, is located next to downtown Northville, and promises to extend the town's central area and add walkability for new residents.

The development will feature more than 15 acres of green space across the under-construction River Park and Central Park, plus 18,500 square feet of retail and commercial space, according to the developer partners The Forbes Co., Hunter Pasteur and Soave Enterprises. The River Park is expected to “reach substantial completion” at the end of December.

“These homes were designed not only to deliver exceptional quality, but to enhance the surrounding neighborhood and reinforce the walkable, park-connected lifestyle that makes Northville so special,” said Nate Forbes of The Forbes Co. in a statement.

According to Homes.com October housing market data, the Detroit metropolitan area saw year-over-year price increases of 5.8%, making it the fifth-highest price appreciation across the country’s major metros. Home sales in October declined by 5.8% in the metro at the same time.
