Builder sells nearly 100 homes in fast-growing San Tan Valley

Sales are open for Toll Brothers' latest southeast Phoenix community.

The Pennsylvania-based luxury builder is selling 93 homes in its new Ladera Trails community in San Tan Valley — an emerging town for residents about 45 miles southeast of Phoenix.

Toll Brothers broke ground on the 93-home gated community in July. The builder offers four single-story home floorplates that range from 3,124 to 3,624 square feet.

In a statement, Bob Flaherty, group president of Toll Brothers in Arizona, described Ladera Trails as a "unique blend of luxury living and outdoor recreation" situated in the foothills of the San Tan Mountains.

Toll Brothers could not be immediately reached for further comment.

The homes will include three to four bedrooms, three or four-car garages and up to five and a half bathrooms.

Potential add-on features include multi-slide doors, guest casitas, expanded covered patios and cabanas. Community amenities at Ladera Trails include a pool, outdoor gathering areas and fire pits, a playground, pickleball courts and access to hiking and biking trails.

Toll Brothers said prices will start from the mid $800,000s.

Homes in San Tan Valley carry an average value of just over $450,000 — roughly $100,000 below the average home value across Phoenix, according to Homes.com data.

New homes emerge in San Tan Valley

Ladera Trails is situated approximately six miles southeast of Soleo, an emerging master-planned community in San Tan Valley. The more than 450-acre development has attracted builders such as Tri Pointe Homes, David Weekley Homes, PulteGroup, and Mattamy Homes.

Earlier this summer, Toll Brothers opened Stonegate Court, a 22-lot luxury community in nearby Gilbert. Last month, the builder opened sales for an 81-home community in the upscale Storyrock community in north Scottsdale.

Elsewhere in Arizona, Toll Brothers recently opened sales at a 30-home community in Sedona.

Toll Brothers ranked as the nation's 10th largest homebuilder based on 10,813 total closings in 2024, according to Builder Magazine.
