North Omaha offers appealing home prices in a prime location

The North Omaha neighborhood is about 5 miles northwest of downtown, with Nebraska Highway 64 running through its southeastern corner. The highway allows for easy commuting, but you don’t have to leave the neighborhood to find the basics. Ames Avenue is a commercial corridor dotted with shopping centers and casual restaurants, and Benson Park provides a community gathering spot. If the convenient location isn’t enough of a selling point, North Omaha offers home prices that are low by Omaha standards.

Home prices compared to the rest of Omaha

Single-family homes in North Omaha usually sell from around $100,000 to the upper $300,000s. The neighborhood’s median home sale price of $200,000 is much lower than the citywide median, but it’s fairly standard for this area. The median prices for nearby neighborhoods like Benson and Orchard Park are about the same. If cost is a concern, you might want to check out houses in Fontenelle View, where the median sale price is $162,000.

Apartment buildings add to a diverse housing blend

Almost half the people who live here are renters, and apartment buildings and multifamily properties draw investors to the area. There’s a diverse mix of single-family homes as well. Here are some of the architectural styles you’ll find in North Omaha:

As for upkeep, some places need more work than others. “You can go two blocks one way, and you’re like, ‘oof, these houses are rough,’” says AJ Johnson, a Realtor with Century 21 who’s been selling in the area for 10 years. “Then you can go two blocks another way, and it’s like, ‘my gosh, this is such a beautiful neighborhood.’ It’s just kind of a mixed bag.”

Benson Park offers plenty of outdoor recreation

Benson Park spreads across more than 200 acres on the neighborhood’s western edge. Visitors can lob balls on the tennis and basketball courts, get their steps in on the walking paths and try to spot turtles and ducks on the fishing lagoon. The inclusive playground and splash pad are popular with the younger crowd, and the 18 holes at Benson Golf Course are open to the public. You can also reserve the picnic pavilion for family gatherings or neighborhood events. “It’s very community-oriented. North Omaha has really gone through a rejuvenation process,” Johnson says. “They always have something going on.”

Ames Avenue has shopping centers and casual restaurants

Most of the neighborhood’s commercial activity takes place around Ames Avenue. The thoroughfare cuts through Benson Park, where you’ll find a Baker’s supermarket steps away from the park entrance. The Home Depot is right across the street in Benson Park Plaza, along with fast-food chains like McDonald’s and Arby’s. There’s also a Walmart Supercenter on Ames Avenue in the eastern section of the neighborhood. Local dining spots include Abelardo’s Mexican Fresh and Yoshitomo, a sushi joint down on Maple Street.

The Omaha Public Schools district serves North Omaha

Kids can attend schools in the Omaha Public Schools district. Depending on their address, they might be zoned for one of the following elementary schools:

  • Adams
  • Fontenelle
  • Hartman
  • Mount View
  • Rose Hill
Fontenelle Elementary is right in North Omaha, so some students might be able to walk there if they live on the eastern side of the neighborhood. Fontenelle has been recognized for its sustainability efforts, notably in 2018, when the Omaha World-Herald covered a composting project at the school.

Getting around in North Omaha

Metro buses stop throughout the neighborhood, especially on Ames Avenue, but most Omaha residents drive. Depending on your address, the commute to Downtown Omaha might take 10 to 15 minutes when you hop on Highway 64. Since the neighborhood is so big and spread out, it’s not entirely walkable, but sidewalks make it easy to stroll from house to house.
