I cannot express how valuable it was to have worked with Isabel Velez and Associates in my family's search for a home. Isabel Velez and Alex Cabrera worked tirelessly to make sure that my son and I found a home that would meet our needs and prerequisites. From the onset of the purchase all the way through to the close of escrow and beyond they were always accessible, quick with answers and truly hand held us through the entire purchase process. They made what could have been a truly never wracking experience of navigating the world of home ownership into an easy and less daunting experience. They were truly exhaustive in how they conducted market research at the onset showing us any and all possible homes to ensure that we were receiving the best real estate value for our money. As their clients they always made us a priority and upon submission of a purchase offer, they crossed the t's and dotted the i's with all escrow and finance documentation. Working with Isabel and Alex has been a constructive and rewarding experience, and we can truly say that they are true professionals, honest and hardworking agents, that will make any real estate transaction as easy and add effortless as possible.

My fiance and I had gone to a few open houses and met several different agents, Alex happened to be one of them. We ultimately decided to work with Alex because we felt the most comfortable with him. We had a general understanding of the home buying process, but Alex walked us through each step and gave us great insight into lesser-known aspects of writing offers, dealing with lenders, negotiating with sellers and working with home inspectors. We looked at various homes together and put in a few offers along the way. One of our offers was accepted and we were super excited. A serious issue came to light regarding a lesser-known carcinogenic substance that was embedded in the home's foundation. We had to do a lot of research to figure out what we were dealing with and if there was any remediation for the substance since it wasn't something commonly regulated or abated like lead or asbestos. Alex did a lot of the leg work with the research and reached out to several specialists throughout the country. You know it's a serious issue when the foundation inspector you hired declines to work on the home and refunds your entire inspection fee. There weren't any good solutions short of tearing down the house to avoid any potential health risks. We ended up canceling the contract and were deeply sad. Alex was a great agent to lean on particularly during that stressful time. He never rushed us or got impatient with us when we kept changing our minds about the house. He was supportive and made sure that we were making good decisions. We eventually found another home that we loved even more and Alex was able to get our offer accepted even though our offer wasn't the highest. The selling agent really liked how professional, easy-going and upfront Alex was and preferred to work with him. Alex has such a great negotiation style because he maintains a firm position with our best interest, but at the same time manages to not be pushy or off-putting to the selling agent and their clients. Alex also made sure that we wrote in a great offer letter to the sellers. He was also extremely effective in getting us substantial credits from the seller. I can not stress how professional, sincere, diligent, communicative, knowledgable and patient he is, more importantly, it always felt like we were working with a good friend who had our best interest at heart. Alex is such a positive person with a big heart. We have recommended him to all of our friends so that they too can have a great experience finding a home and working with a great person.

Our first home buying experience with Alex was amazing. He helped my fiance and I find our new home. He let us take our time in finding our home and was never pushy about entering offers on properties we did not love. Alex helped us through the mortgage process, and explained everything that needed to be done. He was always eager to answer our questions and would even give us advice or tips when we did not have any questions. He's very professional and personable. We are so happy that Alex was recommended to us. I would definitely recommend him to my family and friends, and of course, to you, too!

Where do I begin?! Alex and Isabel are wonderfully powerful negotiators. We were close to buying another home and instead of just going along with our feelings, he asked questions and made sure we were absolutely in love with the place. After their guidance, we realized it was not the home. Months later, Alex found us a permanent home that is just the PERFECT place for us! He really listened to what was important to us and was NEVER pushy or strong minded. He is the textbook example of supportive. He was available at all hours of the day and his communication was applauded many times over by the selling agent and owner.

In fact, we were outbid and in third place when there were 6 counteroffers and somehow Alex and Isabel reassured the sellers that we are the ones they should go with without us having to increase our bid offer!

Despite being kind and thoughtful, Alex also stood firm in negotiations. Alex is a respected and POWERFUL NEGOTIATOR. Sometimes that type of person is aggressive and can seem to turn people the wrong way, but NOT ALEX. He has a way with words and his demeanor is always so pleasant to be around. There were multiple repairs that had to be done (130 pages per the inspection report!) and Alex and Isabel got the owners to complete EVERY SINGLE THING within a week AND he helped pay for a second inspection company to recheck the work and do a second thorough inspection. They even got us credits for a few things and he set us up with a gardener, home rebates, and key changes as soon as we closed. He even sent me suggestions when I asked him for stuff (lawnmower, swing set...you name it).

I truly believe that if we had anyone else besides Alex and Isabel, there would’ve been no chance we would’ve ended up in our dream home
