Couldn't recommend using David Novak Homes enough. Dave helped us sell our home in Littleton and was on top of everything from start to finish. This was our first home sale and he walked us through every step and was always on call for all of our questions. If you are looking to sell your home fast and as easy as possible please give Dave a call you won't regret it.

David Novak was very knowledgeable about the housing market in general and our neighborhood in particular. He discussed with us in detail what he thought would be a good asking price for the home but always emphasized that the decision was ours to make. He was patient and never tried to rush us through the process. In the end, we had an offer one day after going on the market and he put a “sale pending” sign up one week later. We sincerely doubt that would have happened without Dave. We grade him a 10 out of 10!

Knowing that his experience and integrity is second to none for his clients we followed his guidance on updating within the house.

Dave went well above and beyond what a reasonable person could ever hope to ask for in helping us sell our Mom's home when she died. He helped us understand the process from beginning to end as none of us had ever sold a home before. He treated it as a true team and all decisions were done collaboratively. The inside of the home needed to be painted and the carpet needed to be replaced as well as some light fixtures. He was on top of it! He organized people to come in and take care of those items for us. Then, he hired the most incredible staging team. By the time the home was ready to list everything looked incredible. We ended up having to replace the complete sewer line; it's worth noting that when you buy a home insist on the inspection prior to sale! Even something as stressful as this costly repair, was handled expertly and quickly with Dave taking the lead. He knew a trustworthy company that competently handled the repair. I have absolutely no reservation in recommending Dave to anyone wanting to sell or buy a home. He was a pleasure to work with.

Dave is beyond 5-stars. Amazing from day one and still is after the sale of our house. Our home sold within 2 days of being listed with Dave. Which I chalk up to his fresh and modern marketing techniques, amazing knowledge of our unique home style and overall skills as a realtor. Great communicator, great personality, always going above and beyond for anything you need. Doesn’t push or pressure you during your decision making periods. We would truly not recommend anyone else in Colorado and can’t thank Dave enough for making our sale as seamless as possible.

I cannot recommend David Novak highly enough. If you're looking for the most honest, friendly, helpful and knowledgeable in the real estate industry, he's it. He sold our house in Roxborough, CO the first day it was listed, and made it all seamless even though we were out of state. Let's add that we had an issue with a sewer line (he encourages EVERYONE to have a scope done when they buy, and I sure wish I knew him when we bought). But, with his persistence and knowledge of how to handle it, we got it done in the timeframe we needed.

He brought to me a precise game plan on how to market my house, so I could get top dollar. Dave listed my house and it was on the market for 1 day before it was under contract. It's not to often that you can find an agent that will make you fell like he understands your end game. Dave takes the time to learn who you are so he can tailor his services to help you. He was able to get top dollar for my brothers house when he passed away 2 years ago. He has also helped me in finding a condo, knowing it is to be a rental investment.

He is 100% looking out for your best interest, and he usually picks up the phone when you make a call unlike most agents. He has said more than once to me that he wants to be my real estate agent for life. He's got my business for sure.

Update - Since my last post, Dave Novak has helped me the 2 additional real estate transactions. Somehow, he's raised the bar even further! Both transactions were smooth and profitable for my family. I work in a real estate-adjacent field and have the opportunity to work with many agents. I can honestly say Dave Novak is the best agent I've ever worked with. Period.

I simply cannot overstate the value of having David Novak as my Real Estate Agent! Working in a parallel real estate field, I have had the opportunity to work with many agents over the years. David is the best communicator I've worked with. He answers his phone (rare in this industry) and responds quickly to anything that comes up. His background in real estate lending and his experience as a long time real estate investor allows him to keep your deal moving forward when less experienced agents would throw in the towel.

Specifically, on our most recent transaction, we had a chance to see David Novak shine. We were selling our condo in Dillon, CO. While familiar with the Dillon Market, David was not a member of the local association of realtors. No problem! He immediately filed the paperwork, paid the fees and got on the local board. After getting professional interior and exterior photos, he put our condo on multiple listing platforms. Within 3 days we had an offer 6.5% over the asking price. Needless to say, we were thrilled.

Unfortunately, these buyers ended up not being able to close. We were notified less than 2 weeks prior to our scheduled closing date. Total bummer. David Novak sprang into action and within 24 hours had another offer even higher than the first! This time it was a cash deal and we were STILL able to close on time. Without even putting the unit back on the MLS, David reached out to every agent that had shown the unit and was able to put a deal together.

David Novak makes everything seem easy but I assure you, he is the hardest working Real Estate Agent out there! Simply put, he's the man for the job.

No better agent can be found. This gentleman has gone far beyond the requirements of real estate representation. He is now my friend. He has helped us in so many ways in our transition from Memphis Tennessee to Roxborough Park. Dave is an amazing realtor with years of experience, but what makes him stand out is how he’s also worked as a lender and as a foundation repair expert. He knows exactly what to look for when he shows you a house, and understands the entire home buying process inside and out from the lender and real estate agent side. All I can say is thank you David for helping me sell my Dad’s estate house. It was a stressful time and he made marketing and selling easy even during COVID. I was out of town and he did everything. His contacts were amazing. He was able to have all the repairs done to include painting and carpeting within in two weeks. Buying and selling with Dave Novak was a great experience! He delivered better than expected results on the buy and sell side. I was able to walk away with more money in my pocket than initially calculated with his assistance and knowledge! Not only does Dave know real estate in and out with the relationships within, he knows mortgage financing and home improvement. Having a realtor that can walk into a house with you and say yay or nay without spending the money on inspection and release of earnest money is huge, or on the sale side advising you correctly on inspection items to work through demands accordingly AND having a team of qualified & affordable contractors on deck to help!
