The initial meeting provided a clear approach to his process that proved very successful. He also did a great deal of leg work in finding trade people to perform needed work at reasonable rates with high quality results. He understood the desire to minimize money spent to maximize the sales price. As to coming up with the actual asking price, he was honest and straightforward with assisting coming up with the initial asking price that was reasonable and had a good chance of standing up to an appraisal. After an offer was accepted and the appraisal was lower than expected, he took the necessary action to have it appealed and the result was an appraisal that would allow the deal to proceed. Duane will clearly went above and beyond my expectations and I have no doubt that he will provide the same high level of professional service to all future clients.

Although the house was already in escrow he was ready and willing to work for us. One weekend we called Duane on a whim but he was out of town. He sent another Real Estate agent to help us out on very short notice. As months went on, he was always checking in and sending me new updated listings. He knew what we were looking for. After we were approved and ready to actively start looking, he was very readily available to show us houses. The second house he showed us was the one. From there he was always available even late at night. He has excellent negotiation skills. He got the sellers to pay for half of our closing costs and complete some work on the house before the sale. He is also very resourceful and knowledgeable with taxes and the whole process. When we closed we needed a painter, he had many good resources. The painter ended up doing some remodeling and painting for a very reasonable price. Duane was always responsive, articulate, and engaged. I would recommend Duane to anyone considering buying a house in the Modesto/Riverbank Area.

02/28/2015 - gabby martinez1 Bought a Single Family home in 2014 for approximately $300K in Riverbank, CA. Duane was responsive, professional, personable and incredibly helpful. I felt he delivered a VIP treatment. I met Duane and didn’t know what I really wanted but he managed to guide me towards my dream home. The day I saw my home I called him and said “Yes to the House” he immediately drew up a proposal and in 30 minutes had my proposal e-signed and sent in. I got a response in two days! My home ended up being outbid, but ended up falling out of escrow. Even though we were still looking at other homes, Duane called me as soon as he heard and we were able to make another offer. I got my dream home! I might add that it took a month and a half from the day I met Duane to get the keys to my home. Duane shared his wealth of knowledge with family and me. He was thorough throughout the process and was there with me during inspections. He even paid out of pocket for a broken window that the seller reneged on fixing (even though they had specified in an email that they would take care of it before moving). Duane has kept in touch with me even after I moved in. I know I can rely on him with any questions I might come across. I would recommend anyone to him and in fact I have most of my family looking for homes working with him.
