I just wanted to take this opportunity to let you know how pleased we were with Kathy Ricketts' service when we sold our former home and purchased our current home. She was professional in every sense of the word and at every stage of the buying and selling process. Kathy was always accessible and put in many hours on our sale, including several open houses. The follow-up work was never neglected. Kathy always checked with the bank and let us know the status of the proposed mortgage for which the purchaser of our home had applied. In our case, however, Kathy's expertise was even more useful during the purchase of our new home. We were looking for a larger home in the Orchard Park school district at a time when our finances were tight and when interest rates were high. I felt that the only way we could afford the monthly payment on a larger home would be to assume a lower interest mortgage. Kathy suggested a house which pleased us very much, but which had been on the market for quite awhile and which was not advertised as an assumable mortgage. Kathy insisted that the bank holding the mortgage had written assumable loans in that year. Sure enough, when prodded by Kathy, the loan officer finally admitted that the mortgage was, indeed, assumable. This was the difference between a family of 6 staying in a very crowded starter home and being able to spread out into a 4 bedroom, 2.5 bath colonial. We are so appreciative.
