If you are looking for a Real Estate Agent to buy or sell a house in The Village at Castle Pines, Stacie Chadwick is the only way to go. A few statistics to support our and potentially your decision to use Stacie as your Real Estate Agent.

What really convinced us to use Stacie as our agent in selling our home (I hope I get this right) in the top 10 homes sold in $ value in our area, she represented Buyer or Seller or both in 7 or 70% of those transactions.

This review will be a bit different from the others here. Just before Thanksgiving of 2024, my wife of 47 years suffered a massive and totally unexpected stroke and died three days later. I found myself suddenly living all by myself in a huge house in Castle Pines Village and engulfed in grief. My wife and I never had children and I had no family living in Colorado or anywhere nearby. Fortunately, my side of our family stepped up to encourage me to join them in Arizona so that "they could take care of me." I decided at that point to engage a realtor to sell our home. I had done some research ahead of this into who to select and Stacie had stood out from the other agents, so I called her. We spent thirty minutes on the phone and never once talked about real estate. Stacie's immediate concern was not about my home, but about me. We talked about my life as it had suddenly ceased and the unescapable need for me to start the next volume of my life. She correctly observed that since it was December at that time, there was no need to rush into the real estate market and it was much more important for me to focus on myself and weather my winters (both climatic and emotional) first. As spring came, Stacie and her team developed a plan and timetable for the optimal time to list my home. In particular, she knew how much my wife's gardens in bloom and carefully curated landscaping would enhance our home's value and planned the timing of our listing accordingly. Stacie's biggest contribution was her honest assessment of the Castle Pines Village market in early 2025 and the benefits of right-pricing the home at its initial listing. She played up the strengths of the home in its marketing and advised me not to throw money at the outdated aspects of the home, but instead price the home as it would present itself to potential buyers, knowing that they would be updating the home to suit their preferences. We listed the house in June and had a contract six days later, in large part due to her team's very tasteful staging and thoughtful photographic and textual online presentation of our home. Stacie and her team held my hand through the inspection process and recommended contractors to deal with resolution of those issues. There was an unexpected new problem in the house that arose close to the original closing date that could have threatened the closing. Stacie and I were equally adamant about being fully transparent in disclosing the problem and addressing its resolution. She was a calming influence on her very anxious seller-client in solving the situation and getting to a successful closing. Stacie didn't disappear after the closing, but kept in touch during my move and after my arrival in Arizona. I am extremely grateful to Stacie and her team for all they did for me during an incredibly trying time in my life. I give my unqualified recommendation of Stacie as a Castle Pines Village realtor.

Our house sold in less than 48 hours after multiple offers, all significantly above ask! How, in this market, did that happen? Great question! Stacie Chadwick and her team….with a little assist from us, the sellers.

A little assist is making sure our house was ready to sell by updating the important things in the weeks before going to market. This meant new flooring, refreshed landscaping and paint, as well as, necessary maintenance, decluttering, staging, and a spotless home on open house day. Did we have to spend time and money, yes; did we pass inspection with one minor issue that was easily corrected, yes; did we get multiple offers OVER ASK in 48 hours and made more than we had anticipated on our sale, yes and yes!

After living in The Village of Castle Pines for 4 1/2 years, we decided to put the home we built and loved on the market. We engaged Stacie Chadwick who many of our friends had worked with and knew she could get our place sold. We wanted to downsize and move to the Landmark in Greenwood Village. We quickly found the place we wanted to buy and Stacie found a buyer who wanted our Castle Pines home. We were in a triple offer and Stacie was AMAZING at coordinating all of the pieces of both transactions. We were able to close on both homes and moved into a beautiful high rise community. We were over the moon and Stacie made it happen.That was 2022.

Fast forward to 2024. We wanted to move back to California to be closer to our children and grandchildren. The market had changed significantly and it was challenging to get buyers. I recently sought out Stacie after I had a listing sit on the market for about 6 months. The challenge was that the home was listed at a record price for the area due to some very extensive improvements that differentiated it from the other homes nearby. Add to that rinsing interest rates and an uncertain economy and this sale needed some creative thinking on how to market it properly and target a specific buyer. After bringing Stacie on board, I was under contract in only 34 days and I couldn't have been happier. She attended every showing to help determine what the potential buyers needs were and help solve their problems. When it cam time to selling our residence, and buying a new luxury home in the area, we knew we needed an advantage. We surely found that and more with Stacie Chadwick. Please let me share a few of the many reasons why...

1- Focus - Although Stacie is one of the top, if not the top producing agent in the area, we felt like we were her only clients! Texts, calls, emails were always answered promptly, and never felt rushed. We felt like the center of attention on all interactions.
2- Knowledge and Strategy - In this market you need an advantage. We felt Stacie's strategy in selling our home, and acquiring our new home was the best. Having experience in this market, I found myself admiring her knowledge and purposeful plan to sell our property for top dollar, and acquire an outstanding home at a reasonable price.

Where to begin, Stacie was incredibly professional and knowledgeable of the Denver market. Any issues that arose on the sale of the house, she was super quick to address them. When we determined not to wait for new construction, Stacie toured us through the area and gave us a good understanding of all of the housing so that we could be in position to move on a property when it might get listed. Once we had our bearings Stacie narrowed a list of potential homes that would come up from time to time that met our criteria. I can't recommend Stacie... enough. :) She represented me on the buy side of a transaction and so here is a list of the things I felt she nailed so that this transaction was frictionless.
- Perfect blend of the head and the heart. Analytical when it was required, emotional when it was desired.
- Great at the game of chess - which is what the negotiation process feels like. Knows how to map the moves a few out so that you can assess each decision.
- Was a great listener. I challenged her and she responded in exactly the way I had hoped.
- Very collaborative.
- Research based decisioning.
- Noticed things I didn't that affected the offer price (like vinyl flooring in a property that was competing with others that had tile or wood).
- Very accessible. Anytime of day or night she made herself available.
- Finally, I typically don't use friends for real estate transactions, but I made an exception in this case and I'm very pleased that I did. She was very good at partitioning the different parts of our relationship (personal and professional).
